Why Restore
Here's the thing most coating bids won't put in writing, and it's the first thing ARP's commercial roofing in Victoria team tells you: a restoration coating is a capital decision, and you're the one who has to explain it to ownership. Get it wrong — coat a roof that was already too far gone — and you've spent six figures sealing water inside the building. Get it right, and you've turned a tear-off that would've been a capital project into an operating expense your ownership can budget the same year.
That's why our Victoria team starts every coating with a moisture scan, not a quote. If the deck and seams under your membrane are still sound, a coating is often the right call. If the insulation is holding water, we'll tell you so and point you toward a commercial roof replacement instead. Polyurea goes over gravel, TPO, modified bitumen, even metal, and turns whatever is already up there into one seamless waterproof membrane. And it is renewable: when the surface wears you recoat it instead of tearing off, so spec it right the first time and you may never buy another roof.

Coating Chemistry
Straight up — it comes down to two systems, and the roof decides which one. Both are certified systems, not paint.

You'll notice acrylic isn't on that short list. We're certified to install it, but in Victoria's heat and coastal moisture we steer away from acrylic coatings — they're less durable than silicone or polyurea and don't tolerate ponding and humidity nearly as well, so on a Gulf-adjacent roof they're the wrong long-term bet.
One thing worth knowing: polyurea is a separate system, not a UNIFLEX or Elevate product. We hold UNIFLEX Premier Elite and Elevate Red Shield certifications for their acrylic and silicone restoration systems, and we install manufacturer-certified polyurea — our premier fluid-applied system from several other manufacturers — systems that carry FM Global and Miami-Dade product approvals and 20-year warranties on eligible substrates.
