When your roof still has a lot of useful years left in it and when the damage is mild or confined to a relatively small area, a roof repair may be the best and most cost-efficient option. The average cost of roof repairs runs about $600 to $1,00, though a minor repair may cost as little as $6000 and a major roof repair may cost $3,500. If the estimate for a major repair is more than $3,500, a roof replacement may be a more valuable investment.
Roof repair often results from damage due to weather. Violent thunderstorms, hurricanes, and tornadoes, and other high winds may tear your shingles apart from one another, causing them to curl or lift, or perhaps even rip them off altogether. Shingles that are broken or missing can allow water to get in and damage the structures underneath.
Hailstorms, a more common hazard in Central Texas than most people realize, can also cause significant damage, not only to your roof but to your gutters as well. The largest hailstones may be the size of a grapefruit or softball, which could give your roof a real pounding, potentially cracking your roof or even puncturing a hole in it.
If the damage to your roof is extensive, if the repair costs are too expensive, or if the roof is reaching the end of its useful life, a replacement of the entire roof may be warranted. There are two ways to replace a roof: one is to add a second layer of shingles over the first layer, and the other is to tear off the shingles, underlayment, etc. and replace them entirely.
Adding a second layer of shingles brings down the cost of repairs and reduces waste because it does not involve the expense of tearing off the original layer first. However, adding a second layer of shingles has several disadvantages as well:
Adds weight to your roof, which may compromise the building's structural integrity
No way to inspect and repair flashing and decking underneath the shingles
May leave you with an unattractive roof due to repeating surface irregularities such as bumps, waves, or bubbles
Needless to say, if your roof is made of a material other than shingles, re-layering is not an option.
The cost of a roof repair depends on several factors, including the square footage of your building, the steepness (pitch) of your roof, and the roofing material you choose. The following are only some of the types of roofs that ARP Roofing can replace and install:
If the basic structure of your roof is still sound and damage is relatively minor, there may be a third option available to you besides repair or replacement: restoration.
Roof restoration can be performed on nearly any type of roof and consists of three basic steps:
Cleaning the roof
Applying a protective roof coating that seals against leaks and can reflect sunlight and heat
Restoring your roof can have several advantages over replacing it outright:
Lower Costs: Restoring your roof is much less expensive than replacing it and may even lower the costs of future repairs.
Tax Benefits: Restoration can be deducted on your taxes as a maintenance expense as opposed to a roof replacement, which is a capital expense.
Environmentally Friendly: Since restoration does not remove roofing materials, it involves less waste, and reflective coatings can help you save on HVAC costs.
Repair, Replacement, Restoration: Know Your Roofing Options
The roof of your home or business protects you and your assets from destructive water leaks that can damage your property, promote mold growth, and lower resale value. Though the signs of a leaking roof can be subtle, your senses will often inform you if you have a problem. You may notice shingles or tiles that are broken or missing, or you may see dark spots forming on walls or ceilings where water has seeped in. You may also notice a musty smell of mold.
Any time you suspect you have a water leak or other issue with your roof, it is time to call a roof repair company for cost estimates and recommendations. Depending on many factors, such as the age of your roof and the extent of the damage, roofing contractors may recommend one of three services: repair, replacement, or restoration of your roof.
