Do You Need a Roof Repair or a Full Replacement?
This is the question almost every homeowner starts with, and the honest answer is that it depends on three things: how old the roof is, how much of it is affected, and what shape the decking underneath is in.
A roof with one failure point, a boot that dried out, a valley that was flashed wrong, a few shingles lifted by wind, is usually a repair. A roof where the granules are gone across whole slopes, where the decking has soft spots, or where the same leak keeps coming back in a new place, is usually telling you it is done.
The part most people miss: age alone does not decide it. We have inspected fifteen year old roofs that had another decade in them, and eight year old roofs that failed because of how they were installed. That is why the inspection comes before the recommendation.
Most people start by asking what a roof costs. The better first question is what your house actually needs, because that answer moves the price more than any discount ever will.

Read that table carefully, because the units matter. These are per square foot of roof area, not per square foot of living space. Roof area is always larger. The working conversion is your air conditioned square footage times 1.30, then adjusted for pitch. A 2,500 square foot home has roughly 4,000 square feet of roof, so architectural shingles on that house land near $23,000, not $15,000. Repairs work differently. They are flat priced jobs, not a rate you multiply. A pipe boot replacement runs $195 to $295. A typical minor leak repair runs $400 to $1,200. Gutters are priced per linear foot rather than per square foot, at $13.00 to $15.50 for six inch seamless aluminum.

What Happens to Your Roof After a Texas Hailstorm?
Hail damage is often invisible from the ground and frequently invisible from the driveway. What it does is bruise the mat under the granules. The shingle looks intact, sheds water for another season or two, then fails early in a way that looks like normal aging.
That gap between when damage happens and when it shows is why documentation matters. A written, dated inspection with photographs establishes what the roof looked like and when. If you carry a replacement-cost (RCV) policy, your out-of-pocket is your deductible plus any upgrades you choose, and the policy addresses the covered loss; an actual-cash-value (ACV) policy also withholds depreciation. If you carry actual cash value, depreciation is applied to the settlement.
We inspect, document, and give you the assessment in writing. What we do not do is tell you whether to file. That decision belongs to you and your carrier.

Most roofs give you warning before they leak. Granules collecting at the downspout. Shingles that curl at the corners or lie flat and brittle. A ceiling stain that dried and never got explained. Daylight visible in the attic. Nail heads backing out.
The trouble is that a roof usually fails somewhere other than where the water shows up. Water travels along decking and rafters before it finds drywall, so the stain on your ceiling is rarely under the actual failure point.
An inspection you cannot read is not an inspection. If we look at your roof and find nothing wrong, you get that in writing too.

Nobody chooses a contractor over attic ventilation. It is still one of the largest factors in how long your shingles last. A hot, unvented attic cooks the roof from underneath, and in a Texas summer that shortens service life measurably. Ridge vents are priced per linear foot and are usually a small line item on a replacement.
Gutters are the other one. They protect the fascia, the foundation, and the landscaping, and they are priced per linear foot rather than per square foot. Undersized gutters on a steep roof will overflow no matter how clean they are. Both sit inside the larger system of decking, underlayment, flashing, and ventilation.
