How Long Do Metal Roofs Last in Texas? 40 to 70 Years
A standing seam metal roof lasts 40 to 70 years in Texas, two to three times asphalt shingles at 15 to 22 years. The metal itself rarely wears out. What sets the real number is the install, the coating, and the attic ventilation underneath. Get those right and it is often the last roof you buy.

How Long Does
How Long Does a Metal Roof Last in Texas?
A standing seam metal roof lasts 40 to 70 years in Texas. Stone-coated steel lasts about the same. Exposed-fastener panels on a house last only 15 to 20 years before the screws leak. Asphalt shingles last 15 to 22. Your install and ventilation decide where in the range your roof lands.
You want to know the roof will outlive the payments, so here's the honest range for metal roofing in Texas.
Here's the lifespan by system, so you can see the spread:
| Roof system | Realistic Texas lifespan |
|---|---|
| Standing seam metal (Galvalume or Kynar) | 40 to 70 years |
| Stone-coated steel | 40 to 70 years |
| Exposed-fastener R-panel (on a house) | 15 to 20 years |
| Class 4 impact-resistant shingle | 15 to 22 years |
| Architectural asphalt shingle | 15 to 22 years |
The gap between standing seam and exposed-fastener panels is the whole point. Both are "metal," but only one is built to last on a house.
Why Do Metal
Why Do Metal Roofs Last So Much Longer Than Shingles?
Metal roofs last longer because they don't have granules to lose or asphalt to dry out. Standing seam panels use Galvalume steel with a Kynar finish that holds its color and seal for decades. Shingles bake in our heat and UV, lose granules, and crack years before a metal roof shows any age.
The difference comes down to how each roof handles Texas weather, and it's not close.
An asphalt shingle is a mat coated in granules, and Texas is hard on both. Heat and UV dry out the asphalt, the daily expand-and-contract cycle loosens granules, and hail speeds the whole thing up. A metal panel has none of that to fail. Galvalume steel resists rust, and a factory Kynar/PVDF finish keeps its color and watertightness for decades. The roof ages far more slowly than anything asphalt-based.
What Cuts a
What Cuts a Metal Roof's Life Short
Most metal roofs that fail early didn't wear out. Something under them was done wrong, and these are the usual reasons.
- Exposed fasteners on a house. Screw-down panels put the fasteners through the face of the metal. Those washers dry out and leak at 15 to 20 years. It's why we don't put R-panel on homes.
- Bad flashing. Valleys, sidewalls, and penetrations are where water finds a way in. Flashing bent by a rushed crew leaks long before the panels do.
- Poor attic ventilation. Trapped heat cooks the roof from below and shortens the life of every layer. This is the boring detail that decides how a roof ages.
- The wrong coating or thin gauge. A cheap finish fades and a thin panel dents. Both cut years off the roof.
A metal roof rarely fails at the panel. It fails at the fastener and the flashing detail somebody rushed. Installed right, the metal outlives the mortgage.

What Makes a
What Makes a Metal Roof Reach 70 Years?
The good news is that a long life isn't luck. It's a handful of choices you can see in the written scope.
- A concealed-fastener system. Standing seam hides the fasteners in the seam, so there's nothing on the surface to leak.
- Mechanical double-lock and on-site roll-forming. A seam folded twice and panels run full-length from ridge to eave give you the most watertight roof made.
- A Kynar/PVDF finish and proper gauge. The finish holds color for decades and the right gauge shrugs off hail.
- Balanced attic ventilation. Intake at the soffits and exhaust at the ridge keep heat from cooking the roof from below.
- A little maintenance. A quick check every few years on flashing and sealant at penetrations keeps small things small.
Buy those and the 40-to-70-year range is a floor, not a hope. To see how the systems compare on all of this, read the metal roofing guide.
Warranties
Warranty vs. Real Lifespan
Warranties and lifespan aren't the same thing, and knowing the difference protects you.
A manufacturer finish warranty covers the coating, often 30 to 40 years. Your contractor's workmanship warranty covers the install. The roof itself frequently outlives both. That's why who installs it matters as much as the panel you pick. A great panel installed poorly fails early, and no warranty makes that morning fun.
The honest test of a roof isn't year one — it's year seven. Year one, everybody's roof looks fine. Year seven is where the shortcuts come home.
