Commercial Roof Repair in Texas: Flat-Rate Fixes, Documented Scope
Commercial roof repair in Texas is the targeted fix of a leak, flashing, or membrane failure, priced as a flat job total rather than by the square foot. Repair jobs start at a $1,295 base and most run $1,500 to $3,500. ARP documents the scope in writing before any work starts. Book a commercial assessment.

Every Commercial Roof
Every Commercial Roof Repair ARP Handles
Your building's roof rarely fails all at once. It fails at one detail, and the leak shows up three rooms away from the actual breach. ARP is a GAF GoldElite Commercial Contractor, and commercial repair is one piece of the full commercial roofing services we run across Texas. Here is the repair work we handle, all flat-priced by the job:
- Leak repair. We trace the failure point, not just the stain, then fix the source. See where commercial roofs actually leak →
- Single-ply membrane patches. Punctures, open laps, and seam separations on TPO, PVC, and EPDM systems.
- Flashing and HVAC-curb repair. The parapet, curb, and penetration details that fail first on a low-slope roof.
- Drain and scupper repair. Restoring drainage before ponding water rots the deck under it.
- Metal panel and fastener repair. Backed-out fasteners, failed sealant, and panel damage on exposed-fastener and standing-seam roofs.
- Storm and emergency repair. Fast, documented response after wind or hail opens the roof up.

What Does Commercial Roof Repair Cost in Texas?
A typical Texas commercial roof repair runs $1,500 to $3,500 as a flat job total, not a per-square-foot rate. Repair jobs start at a $1,295 base, and a small membrane patch runs $500 to $2,000 as a line item within that scope, not on its own. Full leak repairs reach $3,495, and storm or emergency calls run $1,295 to $3,495.
Here is the part most commercial repair bids will not put in writing: the price. A commercial roof repair in Texas is a flat job total, not a per-square-foot rate you multiply by your building size.
| Repair type | Typical job total (Texas, 2026) |
|---|---|
| Membrane patch (puncture, single seam) | $500–$2,000 |
| HVAC curb flashing repair | $750–$3,000 |
| Drain or scupper repair | $500–$1,500 |
| Metal panel or fastener repair | $400–$1,800 |
| Leak repair (typical) | $1,295–$3,495 |
| Storm or emergency repair | $1,295–$3,495 |
| Most repairs land here | $1,500–$3,500 |
Updated September 2026, Texas commercial market pricing. Every commercial repair job carries a $1,295 minimum; the smaller items above are line items priced inside that job, not stand-alone calls. Emergency response adds a 25 to 50 percent premium. Final price depends on existing roof condition, deck substrate, drainage, and roof access.
Those numbers are flat job totals. The figures below are different. They apply only when the damage is large enough to price by area, like a section replacement or a restoration coating, where contractors quote per square foot instead of per job. Commercial tear-off and replace runs $14 to $20 per square foot installed; a single-layer recover runs $9 to $15. When your project crosses from repair into that territory, you want the full breakdown by building size and system.
Repair or Replace
Where Does a Commercial Roof Actually Leak, and When Is It Time to Replace?
Look, the leak on your ceiling is the symptom. The failure point is somewhere else, and finding it is the whole job. On the low-slope roofs ARP inspects across Texas, the field membrane almost never fails first. The details do: the HVAC curb flashing, the parapet termination, the lap seam finished on a hot afternoon, the drain that stopped draining two summers ago.
That is why a repair-versus-replace call has to come from what an inspector finds on the roof, not from what a contractor wants to sell. A single failure point on a structurally sound membrane is a repair. Widespread saturation under the membrane, brittle seams across the whole field, or a deck that gives underfoot is a replacement conversation. Cut a few cores and you usually know which one you are having.
Not every commercial roof we inspect needs to be replaced. About a third of the buildings I'd guess at end of life from the parking lot turn out to have years left once we cut the cores. The contractor who tells you what he found is worth more than the contractor who tells you what you wanted to hear.

How Does
How Does an ARP Commercial Roof Repair Actually Go?
You want a process you can hand to ownership without caveats. A commercial repair with ARP runs on three steps, and you approve everything before a tool touches the roof.
- Book a site assessment. We walk the roof, find the failure point, cut cores where needed, and photograph every finding.
- Approve a written scope. You get the repair scope, the materials, and a flat price in writing before we schedule anything.
- We repair and document. The install crew we deploy and supervise completes the fix under an ARP project manager, and you get a photo record at completion under our Clean Site Promise.
The written scope is the point. When the repair is documented start to finish, you are never explaining a surprise change order to ownership, and you have a paper trail for the file.
Storm & Insurance
What Happens When Storm Damage Can't Wait?
If your phone has not stopped since the hail cleared, here is the order that protects you. First, document the damage. Second, get water out of the building. Third, decide on the permanent scope. ARP runs storm and emergency commercial repair as a flat-priced call, $1,295 to $3,495, with a 25 to 50 percent premium for after-hours response.
Randal Williams, our COO, walks the storm side of this work. His deep insurance claims experience means the damage on your roof gets documented the way a carrier reads it, through our Insurance Navigator System, so the scope you submit reflects what the storm actually did.
Every emergency commercial roof call I've been on shows the install discipline of whoever did the last job. A roof that fails at 2am during a thunderstorm usually failed on paper five years earlier — somebody skipped a flashing detail, or a seam got finished in hot weather the wrong way. Emergency response is the invoice for shortcuts you didn't know you bought.
Randal Williams · COO, ARP Roofing & Remodeling
A leak left through one Texas storm season does not stay a leak. Wet insulation spreads under the membrane, the deck starts to corrode or rot, and a $2,500 repair becomes a section replacement measured in tens of thousands. Documenting fast is how you keep the small number small.
Three Questions
Three Questions to Ask Any Texas Commercial Roofing Contractor
Whether you hire ARP or someone else, ask every commercial roofer who quotes your building these three questions. The answers tell you more than any review score.
1. "Show me the written scope and the flat price before I approve anything." A real commercial contractor delivers a written scope with the failure point identified, the materials specified, and a flat job price, before any deposit. If the number is one lump sum with no breakdown and no photos, you are being set up for the change order.
2. "Who is my single point of contact, and will I get photo documentation?" The company on the invoice should give you one project manager from assessment through completion, plus a photo record of the failure and the finished repair. A contractor who cannot name your contact or show how they document the work is telling you how the job will actually go.
3. "What manufacturer system are you certified to repair, and does that protect my warranty?" Repairing a single-ply roof with the wrong material or an uncertified applicator can void the manufacturer warranty on the rest of the roof. Ask which systems the contractor is certified on. ARP is certified on GAF EverGuard single-ply and, as a UNIFLEX Premier Elite Contractor, on UniFlex coatings, so a repair keeps your system warranty intact.
Who You're Hiring
Who You're Actually Working With
When you approve a commercial repair, you are not hiring a logo. You are working with a small set of people, and one company standing behind the repair.
- Your assessment inspector. They walk the roof, cut the cores, find the failure point, and write the scope you review, not a commissioned closer looking for a replacement to sell.
- Your project manager. One point of contact from assessment through completion, coordinating the schedule, the permit where required, and every update to ownership.
- The install team on your roof. Vetted installation partners ARP deploys and supervises directly, led by an ARP project manager who inspects the work, not a rotating cast nobody signed off on.
- The Williams family. Preston Williams, President, and Randal Williams, COO, the father and son who own the company and stand behind the work.
Randal Williams is a former commercial high-rise field engineer and Xactimate expert with 15+ years in roofing and construction. He has scoped and documented more than $7 million in insurance claim work across Texas, including single commercial claims above $2 million, supporting property managers and building owners through the claims process as the contractor of record.
Honest Fit Check
Is ARP Roofing & Remodeling the Right Fit for Your Repair?
The honest version. ARP is not the right call for every building, and it is better for you to know that now than after a signature.
You're probably the right fit if:
- You want a written scope and a flat price before anyone touches the roof
- You need photo documentation you can hand straight to ownership
- You want one contractor for repair, replacement, and storm response over the years you hold the building
- You want a contractor whose COO has deep insurance claims experience for storm work
- You are managing a Texas commercial or industrial roof and want a partner, not a one-off vendor
You're probably not the right fit if:
- You need the lowest bid in the market. That is a respected decision, and ARP will not be it.
- You need work to start within 24 hours with no inspection and no documentation.
- Your repair is a few hundred dollars of sealant. Our minimum scope makes that uneconomical for you, and we will tell you so.
- You have been quoted a price that does not allow the repair to be done properly.
