How This Calculator Prices a Roof Replacement in Texas
The calculator runs the same two-step math an ARP estimator runs. First it converts your living-space square footage into actual roof area. Then it multiplies that area by the installed price range for the material you pick. Both steps are shown, so nothing about your number is a black box.
Roof area is your home's air-conditioned square footage times 1.30 for the footprint your living space doesn't count — the garage, the patio cover, the overhangs, the soffits — times a pitch factor for how steeply the roof climbs over that footprint, times a small allowance for hips and valleys.

At medium pitch, with a modest hip-and-valley allowance, that combines to roughly ×1.60 for a single-story home — so a 2,000-square-foot single-story home carries about 3,200 square feet of roof. A two-story home stacks its living space over a smaller footprint, so its roof runs closer to the ground-floor area; the calculator handles that when you pick your number of stories.
Why Is Your Roof Bigger Than Your House?
Because you pay for the surface a roof is installed on, not the floor you live on. Roof area runs about 1.6 times your home's living space for a single-story home once the garage, overhangs, and pitch are counted — a two-story home runs less, since the living space is stacked over a smaller footprint. That's why a quote for a 2,000-square-foot single-story home reads 3,200 square feet.
Your mortgage statement, your tax record, and your listing all describe the home in living space. Every one of them undercounts the roof. Multiplying living space by a per-foot rate short-changes the job by a third or more — which is exactly how a bid ends up looking cheap until the change orders land.
So when the calculator hands back a bigger number than you expected, nobody padded it. That is the surface a crew tears off, dries in, and covers.

A roof replacement in Texas runs $4.95 to $15.00 per square foot of roof area depending on material. Architectural shingle sits at $5.50 to $6.00, Class 4 impact-resistant at $7.00 to $9.00, premium metal at $8.25 to $14.50, and tile at $10.00 to $15.00.
Each range assumes a complete replacement at GAF Certified Plus scope — full tear-off, synthetic underlayment, ice-and-water shield in the valleys and at every penetration, new flashing, drip edge, a manufacturer-spec starter strip, ridge and hip caps, the permit, a magnetic nail sweep of the yard, and warranty registration in your name.

Where you land inside a band is set by roof size, pitch, tear-off layers, access, and any decking found rotted once the old roof is off. Prices move up from there for steep pitch above 6 in 12 and for difficult access.

Treat these as three steps, not one. The range on this page is what you need while you're still deciding. The inspection is where an ARP project manager checks your decking, your flashing, your penetrations, and your access, because those are things no form can see. The written, itemized quote that follows is what you need in writing, to hold up against anyone else's bid before you sign anything.

What Can't a Calculator See?
Four things move a real number that no input field can capture, and it's fairer to name them now than to surprise you later.
- Decking condition. Rotted or delaminated boards only reveal themselves once the old roof is off. Every board we replace gets shown to you first.
- Layer count. A roof carrying two existing layers costs more to tear off and haul away than one.
- Flashing and penetration detail. Chimneys, skylights, wall transitions, and dead valleys are where roofs actually leak, and where labor concentrates.
- Access. A steep two-story with a narrow side yard and no place to stage a dumpster is a different job from a single-story with a driveway.

Can You Finance a Roof Replacement?
Yes. ARP arranges financing through third-party lenders, so you can spread a roof replacement into monthly payments instead of one large check. The lender, not ARP, holds the loan, and your rate and terms depend on the lender and your credit. You see the amount financed, the rate, the monthly payment, and the total repaid in writing before you sign.
The range from this calculator is the number to bring to that conversation. Options run from a short same-as-cash plan, where you owe no interest if you pay the balance inside the window, to a longer loan with a smaller monthly payment. A home equity loan or line of credit through your own bank can cost less, and if it does, we'll tell you. Financing doesn't change the roof you get: the materials, the install standards, and the warranty are the same however you pay.
