Silicone and acrylic sit at the same price point, which is exactly why property managers get stuck choosing between them. The difference is in how your roof behaves in the field. 1. "Will you wet-test and core the roof before you quote a coating?" A coating over wet insulation fails fast and voids the warranty. A contractor who quotes restoration from the parking lot, without confirming the substrate is dry and sound, is guessing with your capital budget. The wet-test is the whole decision.

2. "What manufacturer certification backs the coating warranty, and who registers it?" Fluid-applied warranties, including no-dollar-limit coverage, require the applicator to hold a current manufacturer certification and register the warranty in your name. Ask which certification level the contractor holds and when registration happens. If the answer is vague, the warranty probably isn't real.

3. "Will I get a written scope and photo documentation before I sign?" The company on the invoice should hand you a scope with square footage, chemistry, mil thickness, prep, and warranty terms, plus a photo record of the roof's condition, before any deposit. If they can't produce one, that's your answer.
