Roof Repair & Replacement in Leon Valley

Leon Valley started as a 1940s farming community on Bandera Road and incorporated in 1954 rather than be annexed by San Antonio. The median home here was built in 1979, so most roofs sit on 1970s–80s framing and are now on their third or fourth shingle cycle. Our roofers run repair, replacement, and maintenance through the San Antonio residential team, and by the third reroof your house carries decades of other people's decisions — layered flashing, patched decking, ventilation never recalculated.

The full process is on our residential roofing in Texas page; when your fix is smaller, San Antonio roof repair is the first step.

A UL 2218 Class 4 shingle costs only the material difference on your replacement, and many Texas carriers discount your premium for it on this side of town. Compare roof replacement with metal roofing, or read the Class 4 guide.

Hail Comes Straight Up Bandera Road

The April 12, 2016 hailstorm — an estimated $1.36 billion in insured losses, the costliest hailstorm in Texas history at the time — cut a swath of 2-to-3-inch hail across San Antonio's northwest side, and the record 4.5-inch stone fell a few miles farther out the same Bandera Road corridor Leon Valley sits on. This side of town is where that storm did its work. If anyone offers to "take care of your deductible," walk away: under Texas Business & Commerce Code § 27.02 that's a crime, and Texas Insurance Code § 707.002 requires you to pay it.

We photograph, measure, and write your scope in Xactimate — the platform your carrier's adjuster uses — then meet the adjuster on your roof. Start at storm damage repair or read the roof insurance claims process.

Water Is the Other Half of the Job — Seamless Gutters

Leon Valley's Huebner Creek flooding is real enough that a $15 million flood-control project rebuilt three miles of the creek and removed nearly a hundred homes from the floodplain. A roof here isn't finished until the water it sheds has somewhere safe to go, so we treat drainage as part of the roof: seamless gutters cut on-site to your fascia, sized for how rain actually falls here, carry the water off a 1970s roofline the way its original gutters never could.

Bandera Road (SH 16) is Leon Valley's commercial spine — the retail strips, offices, and service businesses along the corridor from one end of the city to the other. ARP's commercial side carries GAF GoldElite Commercial certification and handles TPO and single-ply, commercial metal, coatings and restoration, and flat-roof repair for owners and property managers. Do You Need a Roof Permit in Leon Valley?

Yes — and Leon Valley never handed its permitting to San Antonio. Roofing permits go through the city's own Planning & Zoning Department at City Hall, 6400 El Verde Rd, filed on the MyGovernmentOnline portal, and every contractor working inside city limits must register their state trade license with the city annually. That registration is free, but out-of-town storm crews rarely bother — which tells you something before they touch your roof. We're registered, we file, we schedule inspections, and you get the paper trail.

Why Leon Valley Roofs Are Different

A city that incorporated to keep its independence, still runs its own permit office, and faces hail from above and Huebner Creek from below — 1970s–80s roofs on their third cycle, where the drainage matters as much as the shingles. That's why we handle the hail and the water as one job, and why being registered with your city, not just passing through it, is the point.

Streets & Neighborhoods We Serve

Wherever your home sits in Leon Valley — the neighborhoods off Bandera Road from one end of the city to the other, the streets around Raymond Rimkus Park on Evers Road, the homes along Grissom and Huebner Creek, or the blocks near the 1862 Huebner-Onion Homestead — you're in our service area. Farther out Bandera Road sits Helotes, and everything between is the same hail corridor.

“They come out when your insurance company does and make sure everything is annotated and documented — nothing gets missed.”

Why homeowners choose ARP

What is on the record — and what we will not do.

We're a great fit if you own one of the 1970s–80s homes this city is built on and want the hail and drainage handled together. We're probably not your roofer if you want a firm repair price over the phone or you're picking the lowest quote sight unseen. No hard feelings — better to find that out now.

One honest note that protects you

What no roofer can do

  • No legitimate roofer can pay or waive your deductible — under Texas Business & Commerce Code § 27.02 that is a crime.
  • Under Texas Insurance Code § 707.002 the insured is required to pay the deductible.
  • ARP does not act as your adjuster or negotiate your claim — Texas law keeps the roofing contractor and the public adjuster separate.

What ARP does instead: photograph and document the damage the way your carrier needs to see it, and give you a written condition report before you file.

Questions that decide the job

Leon Valley roofing — frequently asked questions

Does Leon Valley handle its own roofing permits, or does San Antonio?

+
Leon Valley — the city has run its own permitting since incorporating in 1954. Roofing permits go through the Planning & Zoning Department at City Hall, 6400 El Verde Rd, on the MyGovernmentOnline portal, and contractors must register with the city annually before working inside city limits. We're registered and handle the whole process for you.

Did the 2016 hailstorm hit Leon Valley?

+
The storm's swath of very large hail crossed San Antonio's northwest side, and the record 4.5-inch stone fell a few miles farther out the same Bandera Road corridor Leon Valley sits on. The event caused an estimated $1.36 billion in insured losses, the costliest hailstorm in Texas history at the time. If your roof predates 2016 and was never inspected afterward, that inspection is overdue.

My street floods when it rains hard — what does that mean for my roof?

+
It means your roof's drainage matters as much as its shingles. Leon Valley's Huebner Creek flooding is serious enough that a $15 million flood project removed nearly 100 homes from the floodplain. Undersized or failing gutters dump roof water right where you don't want it — a reroof is the cheapest moment to fix the whole water path with seamless gutters.

Does ARP handle commercial buildings on Bandera Road?

+
Yes — our commercial team is GAF GoldElite certified and handles TPO, single-ply, metal, and roof coatings for the retail strips, offices, and service businesses along the Bandera Road corridor. Commercial projects start with a documented condition report and a written scope your ownership or board can read, same as every ARP job.

My roof is 40 years old but doesn't leak — do I really need to act?

+
Get it inspected and documented, even if you do nothing else. A roof that age is usually on its third shingle cycle, and the failure that ends it — cracked flashing, brittle mat, hail bruising — won't show from the ground until water follows it in. A documented inspection tells you honestly whether you're repairing, planning a replacement, or genuinely fine for now.
