Step 01 · City
City permit first
Our project manager confirms what your address and scope require at Castle Hills Permit Office, and pulls it as part of the job.
Castle Hills, Texas
ARP Roofing & Remodeling is the Castle Hills roofing company for replacing and repairing the city's 1950s–70s ranch homes. Castle Hills requires a roof permit and city inspection at 209 Lemonwood Dr — we handle the permit, the oak rules, and the roof — book your free inspection.

Start here — pick your door
Three routes, one written scope
Door 1 — replacement
Metal roll-formed on our own equipment, Class 4 impact-rated shingle, and the paperwork your city needs.
Residential Roofing in Texas →Door 2 — repair
Photo-documented inspection first, written scope second — including the honest verdict when your roof needs nothing.
Book an inspection →Door 3 — storm claim
Documentation before repair: ARP photographs the damage the way your carrier needs to see it, in a written condition report.

Your Castle Hills address answers to Bexar County, and the Bexar Appraisal District values it.
Inside the city, your roof answers to one office. The Castle Hills Permit Office, at City Hall, 209 Lemonwood Drive, works from the adopted International codes.
Castle Hills incorporated in 1951 and San Antonio grew up around it — today it's a 2.47-square-mile enclave of mostly 1950s–70s ranch homes on quarter- to half-acre lots. Nearly nine in ten are owner-occupied, which tells you people here stay. Our roofers run replacement, repair, and maintenance through the San Antonio residential team, and on a ranch roof this age we walk the attic as well as the deck.
Long, low rooflines and additions where a 1960s section of your home meets a 1990s one — those junctions are where we find most of the trouble. The full process is on our residential roofing in Texas page; a smaller fix starts at San Antonio roof repair.
Replacing anyway? On your replacement, a UL 2218 Class 4 impact-rated shingle costs only the material difference, and many Texas carriers discount your premium for it. Compare roof replacement with metal roofing, or read the Class 4 guide.
The April 12, 2016 hailstorm — $1.36 billion in insured losses, the largest hail ever recorded in Bexar County — cut its swath just north of downtown, across the Loop 410 corridor Castle Hills sits on. The door-knockers find a small city with older roofs fast. If anyone offers to "take care of your deductible," walk away: under Texas Business & Commerce Code § 27.02 that's a crime, and Texas Insurance Code § 707.002 requires you to pay it.
We photograph, measure, and write your scope in Xactimate — the platform your insurance company's adjuster uses — then meet the adjuster on the roof. Hail bruises the shingle mat before it ever leaks, so get documented within the week even if the ceilings look fine. Start at storm damage repair or read the roof insurance claims process.
Castle Hills is a Tree City USA community that regulates its canopy: trimming or removing a tree requires a city permit, and oak trimming is banned February 1 to July 1 to stop oak wilt. So if a limb hangs over your ridge, we scope and permit that clearance ahead of the roofing work, in season. And because that canopy sheds on your roof most of the year, we pair many reroofs with seamless gutters cut on-site to your fascia.
Yes — a permit and a city inspection, through the Permit Office at City Hall, 209 Lemonwood Drive. A single-family roof permit runs $100, applications go in by email, fax, or in person (there's no online portal), and starting work without a permit doubles the fee. Contractors must be registered with the city, carry insurance naming the city, and keep the city's work hours: weekdays 8 to 5, Saturdays 9 to 4, never Sundays. We're registered, permitted, and scheduled before a shingle comes off your roof.
A 1951 enclave of ranch homes on generous lots, under protected oaks, in a city that inspects the work — that combination is exactly what trips up out-of-town storm crews and exactly what we handle as routine. A ranch roof from that era has layered flashing and valleys reshingled three or four times; we document what's under your current roof before we quote it.
Both halves of the city — north and south of Loop 410 — are ours: whether your home sits on the blocks along Northwest Military Highway and West Avenue, around The Commons at Castle Hills, or on the streets tracing Olmos Creek. Up Northwest Military, we also serve Shavano Park, a fellow enclave with oak rules of its own.

ARP roll-forms standing-seam and exposed-fastener panels on our own equipment, puts a dedicated metal foreman on the install, and backs the roof with a written workmanship warranty.

2026 Castle Hills market pricing
Your standard architectural asphalt shingle replacement in San Antonio runs $17,600 to $19,200 for a typical 2,000 sq ft home — about 3,200 sq ft of actual roof — including tear-off, synthetic underlayment, new flashing, ridge vent, permit, and inspection. Your ranch-era home can run higher when tear-off uncovers old decking or extra shingle layers. Updated April 2026 — San Antonio / Bexar County market pricing.

No-Money-Down plans on approved credit (W.A.C.), so a replacement can be spread over time.
“The quiet years are the ones that decide how a roof ends. Nothing dramatic happens in year eight. That is exactly why nobody looks, and exactly why it matters that somebody does.”
Why homeowners choose ARP
We're a great fit if you own one of the ranch-era homes this city is built on and want the permit and inspection handled properly. We're probably not your roofer if you want a sub-$500 patch or you're chasing the cheapest of five bids without reading the scope. We'd rather tell you that up front.
On the record
One honest note that protects you
What ARP does instead: photograph and document the damage the way your carrier needs to see it, and give you a written condition report before you file.
