Which Conversation Your
Not every commercial roof in New Braunfels needs the same answer, and the most expensive mistakes happen when a building owner is sold the wrong one. A recover — laying a new membrane over the existing roof instead of stripping it — is the honest call more often than most owners expect, but only when the conditions line up. Texas commercial building code allows a maximum of two roofing layers, so if your building already carries two, a recover is off the table and a tear-off is the only compliant path.
Even with a single existing layer, a recover works only when that layer is sound and the deck under it is dry. A saturated deck, trapped moisture in the insulation, or widespread membrane failure all mean a recover would just seal problems in — so the layer comes off. The way that call gets made is a deck moisture check, not a guess from the parking lot. And if only a section of the roof is failing, a targeted commercial roof repair may be the honest answer instead of any full reroof at all.
New Drainage on
When your reroof is a new single-ply system — a GAF EverGuard TPO or PVC membrane installed under ARP's GAF GoldElite Commercial certification — the drainage is not an optional line item. A new single-ply membrane holds its manufacturer warranty only when the roof drains positively, which means the scuppers and interior drains have to move water off the deck the way the system was engineered to.
Reusing tired, undersized, or corroded openings under a brand-new membrane is how a warranty gets voided and how ponding water starts working on the seams. ARP itemizes new scuppers and drains on the proposal and charges for them honestly, rather than leaving them off to shave the bid and handing you a drainage problem a year later.
A reroof bid that never mentions scuppers or drains isn't cheaper — it's incomplete. New positive drainage is a condition of the single-ply warranty, not an upsell, and it belongs on the written scope where you can see it.
