New Braunfels, Texas
If a coating salesman quoted your building before anyone scanned the roof for trapped moisture, you were sold a product — not a documented restoration. Here's how ARP decides whether your roof is actually a candidate.
ARP installs acrylic, silicone, and polyurethane restoration coatings on eligible commercial roofs across New Braunfels and Comal County — fluid-applied systems that extend a sound roof instead of a full tear-off. Every coating starts with a moisture scan, because coating over wet insulation seals the water in. ARP is UNIFLEX Premier Elite and Elevate Red Shield certified on those coating systems.

Repair or Replace
Restoration is one of the options inside ARP's commercial roofing in New Braunfels, and here's the part most coating bids skip: a restoration coating isn't a cheaper roof — it's a different accounting line. A full tear-off is a capital replacement. A fluid-applied restoration coating on an eligible roof is a maintenance expense that extends the roof you already own, often by 10 to 20 years, without the disposal, the deck exposure, or the tenant disruption of ripping everything off.
For a property manager in New Braunfels, that difference lands in two places you have to defend to ownership: the number, and the downtime. Restoration keeps the building sealed and operating while the work happens overhead, and it turns a six-figure capital request into a scheduled maintenance item. That's the case for coating — but only when the roof underneath is sound and dry. When it isn't, a coating just buries the problem under a warranty you can't collect on.
So the honest answer to "should I coat or replace?" isn't a sales pitch. It's a scan.
The Moisture Scan
A dry-looking membrane tells you nothing about the insulation beneath it. Water gets in through a failed seam or a bad flashing detail, travels sideways under the membrane, and sits in the insulation long after the surface looks fine. Coat over that, and you've sealed the water in — it can't dry upward through a new waterproof skin, so it keeps rotting the deck while your new coating hides the evidence. Worse, most single-ply manufacturers void their warranty the moment a coating goes over wet insulation.
That's why ARP runs an infrared moisture scan or cuts test cores before calling any Comal County roof a restoration candidate. Wet sections get marked, cut out, and replaced first. Only the genuinely dry, sound field gets coated. It's slower than a spray-and-pray quote, and it's the whole reason a coating from ARP lasts the warranty term instead of failing in year three.
A dry-looking membrane tells you nothing about what the insulation underneath is holding. I run a moisture scan or cut cores before I will call a roof a restoration candidate, because a coating over wet insulation seals the water in and voids the warranty most single-ply manufacturers write. The scan costs a few hundred dollars. Guessing wrong is a tear-off you paid for twice.

Coating Chemistry
Not every coating chemistry fits every roof. Here's what ARP installs and where each one earns its place.
ARP's acrylic, silicone, and polyurethane restoration work is what carries its UNIFLEX Premier Elite and Elevate Red Shield certifications. Those are two separate manufacturers, and ARP is certified on restoration coatings by both, because the right coating for your roof isn't always the same brand as the membrane under it.
Polyurea and spray foam (SPF) are a different category entirely. Polyurea is a seamless, fast-curing waterproofing membrane sprayed in place; SPF combines rigid foam insulation with a protective coating on top. These are separate systems from separate manufacturers, not UNIFLEX or Elevate products, and they carry their own third-party performance credentials: FM Approvals system ratings and Miami-Dade NOA product approvals. Polyurea systems typically come with 20-year warranties, and the spray rig that installs them is a serious capital investment most contractors in Comal County simply don't own.
Installed Cost
A silicone restoration coating on a 2,500-square-foot New Braunfels roof runs about $18,000 to $23,000 — roughly $5.50 to $7.00 per square foot. Polyurea and spray foam run higher. Final price depends on the roof's condition, membrane, and prep.
These are August 2026 New Braunfels ranges. What moves them on any given roof is the same short list: existing roof condition and moisture, membrane type, prep and detailing, and roof access.
| Coating system | Per sq ft | 2,500 sq ft building |
|---|---|---|
| Acrylic (restoration) | $5.00–$7.00/sq ft | — |
| Silicone (ponding-tolerant; ARP favorite) | $5.50–$7.00/sq ft | $18,000–$23,000 |
| Polyurethane (restoration) | $7.00–$10.00/sq ft | — |
| Polyurea (seamless waterproofing; separate mfr) | $7.00–$10.00/sq ft | $23,000–$33,000 |
| Spray Foam / SPF (foam + coating) | $9.00–$13.00/sq ft | $29,500–$42,500 |
The restoration case is a contrast, not a blanket discount: a full tear-off and replacement runs $14.00 to $20.00 per square foot all-in, so an eligible, dry roof avoids that cost — but only when the scan confirms it's a candidate. Ranges are per square foot of actual roof area — the low-slope or steep surface a crew installs. Flat-priced repair is per job, not per foot. Coating rates assume a restoration-eligible substrate confirmed on the roof.

Honest fit check
The best way to judge any New Braunfels contractor — us or anyone else — is to ask for a written scope, ask who your single point of contact is, and ask when the manufacturer warranty gets registered in your name. If a roofer can't answer those three plainly, that's your answer.
Yes — we're a match
No — we'll say so up front
We'd rather tell you that on the phone than waste a walkthrough.
No cost, no obligation
A free New Braunfels commercial roof assessment costs nothing and comes with no obligation. A project manager inspects the membrane or metal, checks it where it matters, and gives you a written report on whether a coating is the right restoration — or whether it isn't.
A coating only works over a roof that's sound enough to hold it. We check the substrate, the seams, and the drainage first, and we'll tell you plainly when a coating would just buy a few months over a roof that needs more.
You get the photos and the scope whether you hire us or not, and on commercial work that scope is COO-reviewed before anything starts.
From assessment to warranty
We measure your roof, photograph it, and document what's actually there — not a curbside guess. You get the photo set whether you hire us or not.
You'll see line-item scope, materials, warranty options, and a real number in writing. On commercial projects that document is COO-reviewed. Nothing starts until you've read it.
A crew led by an ARP project manager does the work, pulls the New Braunfels permit, and inspects at the key stages — then your manufacturer warranty registers in your name within 30 days.
No fee, no deposit, no pressure. We confirm your address is covered before we schedule — then a project manager walks the roof.

If water is spilling over your gutters, pooling at the base of the building, or finding its way behind the fascia, the problem is almost never the roof membrane — it's drainage that was never sized to the load. Here's how ARP fixes that.
