Silicone or polyurea — which system your bayfront roof needs

It narrows to two chemistries, and the condition of your roof picks the winner, not us. Silicone shrugs off standing water and throws back sunlight, which counts for a lot under Coastal Bend heat and the cooling load it drives; it restores a sound single-ply or modified-bitumen roof well. Polyurea is the hardest-wearing system on our truck — it cures seamless, takes a hailstone, and grips gravel built-up, metal, and single-ply where a thinner coating would peel. Neither one is paint; both are engineered, certified systems.

Acrylic is the name you won't find on that list. We're certified to apply it, but on a roof this close to the bay — where salt-laden air and long UV seasons never let up — acrylic gives up too early and won't hold under ponding or humidity, so we won't put your capital behind it.

Here's the certification detail worth getting straight: polyurea is its own system, not a UNIFLEX or Elevate product. We carry UNIFLEX Premier Elite and Elevate Red Shield for their acrylic and silicone restoration lines, and we install manufacturer-certified polyurea sourced from several other manufacturers — systems that hold FM Global and Miami-Dade product approvals and warrant for 20 years on an eligible substrate.

Which roof coating lasts the longest?

Polyurea is the longest-lasting system we install — spec it correctly and it runs 20 to 40-plus years, with a fresh top coat about every 18 to 20 years to reset the clock. It cures into a single seamless, hail-resistant membrane over gravel, metal, or single-ply, and it renews: when the surface finally wears, you recoat rather than tear off. Silicone is the strong runner-up, especially where ponding is the recurring headache.

Does a coating trigger the 25% roofing rule?

The 25% rule is a repair-percentage threshold some jurisdictions apply: repair or replace more than a quarter of a roof section inside 12 months and that section has to meet current code instead of the old standard. Whether your permitting authority applies one is something we check at permit. A restoration coating goes over a sound, eligible roof rather than replacing it, so it usually doesn't count the way a partial tear-off can. That holds only when the substrate below is still sound — exactly what the moisture scan settles before we quote.

What are the downsides of silicone coating?

Silicone collects dirt as it ages, which can dull the reflectivity that made it attractive; it turns slick when wet; and once it cures, almost nothing but more silicone will bond to it, so every future recoat is committed to the same chemistry. On ponding-prone Coastal Bend roofs the water tolerance is usually worth that trade — and we'll tell you straight whether your roof is a silicone candidate before you sign.
