Corpus Christi Commercial Metal Roofing — Standing Seam and R-Panel for the Bay

If your Corpus Christi warehouse, port facility, or waterfront storefront needs metal that lasts, here's what to weigh before you sign.

ARP Roofing installs commercial standing seam and R-panel metal roofing across Corpus Christi and the Coastal Bend, from Port industrial buildings to waterfront storefronts. Our roll-former cuts standing seam on-site to the deck, and near the bay ARP specs the finish and fasteners for salt-air corrosion. Installed right, commercial metal here runs 40-plus years.

Why ARP

Why Corpus Christi Property Managers Choose ARP for Commercial Metal

If a roof fails on your watch, you're the one explaining it to ownership or the board. Metal is one of the systems we cover in commercial roofing in Corpus Christi, and commercial metal is a system of details — the fastener pattern, the flashing at every HVAC curb and parapet, the panel terminations — and our COO, Randal Williams, came up as a commercial high-rise field engineer, so that's the level we scope and inspect at.

The Coastal Bend is built for metal. Corpus Christi runs heavy on port, refinery, and industrial building stock — warehouses, shops, and storefronts, much of it already standing-seam or R-panel taking direct salt air off the bay. Sam Vaughan, our field project manager and metal foreman, leads every metal install and our on-site roll-forming, so the standing seam on your building is cut to your exact deck, not stitched from stock lengths. And this close to the water, the finish and the fasteners aren't cosmetic — they're what decides whether the roof fights marine corrosion for forty years or streaks rust in five.

ARP came to the Coastal Bend for Hurricane Harvey in 2017 and stayed — we've replaced and repaired roofs across Rockport, Aransas Pass, Ingleside, and Portland ever since.

This close to the bay, the panel and the finish are the whole job. We cut the standing seam to your deck right here on our own roll-former, and we spec the Galvalume and the fasteners for the salt — because a stone's throw from that water, the wrong metal streaks rust in a few years and the right one goes forty. That's not upselling. That's just what the coast does to a roof.

The Right Fit

Should You Put Standing Seam or R-Panel on Your Corpus Christi Building?

Both panel systems are legitimate — the right one depends on your slope, your budget, how long you plan to hold the building, and this close to the bay, how hard the salt air works on it.

  • R-panel. An exposed-fastener panel: it screws straight down, it's economical, and it's the workhorse on warehouses and industrial buildings across Nueces and San Patricio Counties.
  • Standing seam. Hides its fasteners under a raised, interlocking seam — no screw penetration out in the field of the roof — so it costs more, handles low slopes better, lasts longer, and gives salt air fewer exposed fasteners to attack.
  • Galvalume. The aluminum-zinc coating on the steel itself that fights corrosion — near the water, the finish spec decides the roof's life.
  • Kynar 500 / PVDF. The factory color coat applied on top to hold color for decades.

Off the bay, we'll walk you through the gauge, the finish, and the fastener spec that actually survives marine air. For the full engineering comparison of commercial metal systems independent of location, see our commercial metal roofing page.

Metal Roof Retrofit

Metal Roof Retrofit: A New Roof Without Closing Your Doors

If your building already wears a metal roof that's tired but structurally sound, you often don't have to tear it off to get a new one. A retrofit installs new metal over the existing roof on an engineered sub-purlin system — so the old roof stays put as a work deck and your building keeps operating underneath. For a Port warehouse, a distribution building, or an industrial facility that can't stop, that can mean a fresh 40-year roof with no shutdown, no exposed interior, and far less debris headed to the landfill.

A retrofit only works when the structure underneath can carry it, so we verify the deck, the existing attachment, and the framing before we recommend it — a recover over a failing substrate is a mistake we won't make. When the building checks out, a retrofit gives a Coastal Bend owner three things at once, all without emptying the building:

  • Corrected slope that finally sends water to the drains.
  • A new marine-rated finish on the panel.
  • A warranty clock that starts over.

ARP has installed these retrofits across the Coastal Bend for owners who needed the roof replaced but couldn't afford to stop business to do it.

Estimate your Corpus Christi project

What a commercial metal roof costs in Corpus Christi

The honest answer is a range until someone measures your roof — anyone quoting a firm price over the phone is guessing. Move the estimator to price your own project against our 2026 Corpus Christi rates, then send it over and we'll confirm it on the roof.

Installed, per sq ft of roof area — 2026 Corpus Christi commercial rates
System Installed / sq ft Where it fits
GAF EverGuard TPO / single-ply $8.64 to $15.12 Low-slope membrane, heat-welded seams
Commercial metal (site-formed) $11.88 to $19.44 Standing-seam for steeper commercial roofs
Silicone / acrylic restoration coating $3.78 to $6.48 Restoration-eligible substrate only
Flat-priced commercial repair $1,600 to $3,800 per job Priced after an on-roof inspection

Ranges are per square foot of actual roof area — the low-slope or steep surface a crew installs. Flat-priced repair is per job, not per foot. Coating rates assume a restoration-eligible substrate confirmed on the roof.

Honest fit check

Is ARP the right fit for your Corpus Christi project?

The best way to judge any Corpus Christi contractor — us or anyone else — is to ask for a written scope, ask who your single point of contact is, and ask when the manufacturer warranty gets registered in your name. If a roofer can't answer those three plainly, that's your answer.

Yes — we're a match

A good fit if you

  • Want a roofer your Corpus Christi neighbors have actually used — not a pop-up tent after the last hailstorm.
  • Want everything documented and in writing, with photos, before any crew gets on the roof.
  • Plan to stay in your Corpus Christi home or hold the property long term.
  • Had recent hail or wind damage and want it documented correctly for your carrier.

No — we'll say so up front

Not the right fit if you

  • Need a commercial job below our minimum repair scope, or a firm residential repair price over the phone — we quote every repair after an on-roof inspection.
  • Need someone to start tomorrow with no inspection.
  • Are choosing purely on the lowest bid, without reading the scope underneath it.
  • Want a contractor to pay, waive or "take care of" your deductible — a criminal offense in Texas under Business & Commerce Code § 27.02.

We'd rather tell you that on the phone than waste a walkthrough.

No cost, no obligation

Your free Corpus Christi commercial roof assessment

A free Corpus Christi commercial roof assessment costs nothing and comes with no obligation. A project manager gets on the roof, photographs the condition, and gives you a written report you can take to ownership — whether or not you move forward with us.

We check the panel seams, fasteners, and flashings a metal system lives and dies on, and flag where a coating or a section repair buys you years before a full reroof is warranted.

On commercial work the written scope is COO-reviewed, so the number and the plan you get are ones we stand behind before any crew mobilizes.

Questions that decide the job

Corpus Christi roofing — frequently asked questions

Should I put R-panel or standing seam on a commercial building near the coast?

+
R-panel, an exposed-fastener panel that screws straight down, is the economical workhorse for warehouses and industrial buildings; standing seam hides its fasteners under an interlocking seam, costs more, handles low slopes better, lasts longer, and gives coastal salt air fewer exposed fasteners to corrode. Slope, budget, hold time, and how close you sit to the bay decide it. Our Corpus Christi commercial roofing team walks your roof before recommending either.

Does a commercial metal roof on the coast need a WPI-8 certificate?

+
Yes. A new or replaced commercial metal roof in Nueces, San Patricio, or Aransas County needs a WPI-8 Certificate of Compliance to keep Texas windstorm (TWIA) eligibility. Standing seam and R-panel are fastened to the windstorm uplift schedule, and ARP coordinates the WPI-8 inspection with a qualified Texas windstorm engineer, who issues the certificate. See Coastal Bend windstorm roof certification.

Can you install a metal roof over my existing roof?

+
Often, yes — if your existing metal roof or substrate is sound, we can retrofit new metal over it on a sub-purlin system instead of a full tear-off, which keeps your tenants and operations running. We verify the deck and attachment first, because a recover only works when what's underneath can hold it.

How long does a commercial metal roof last on the coast?

+
A commercial metal roof installed correctly lasts 40-plus years in Texas — but on the Coastal Bend, that number rides on the finish and fasteners you spec for salt air. Metal rarely fails at the panel; it comes apart at the fastener and flashing details somebody rushed, and this close to the bay those details corrode faster. A written scope is how you plan a long-term roof.

How much does commercial metal roofing cost in Corpus Christi?

+
Commercial metal roofing in Corpus Christi generally runs about $8 to $14 per square foot installed, depending on whether it's R-panel or standing seam, the gauge, and the finish you need for salt exposure. Final pricing depends on your existing roof condition, deck, drainage, and access, so we put a written scope and a real number in your hands before you commit.
