Austin, Texas
If your Austin flat roof is 20 to 30 years old and failing faster than you can patch it, here's how ARP decides overlay versus tear-off before the number goes to ownership.
When a low-slope roof is past coating or patching — the membrane is brittle, the seams keep reopening, or the deck is wet — ARP Roofing & Remodeling replaces it, sizing a new TPO, metal, or coating-ready system to your building. Book your Austin reroof assessment.

Overlay or Tear-Off
A commercial low-slope roof doesn't fail all at once. It ages out, and that is the point where replacement takes over from the rest of our Austin commercial roofing work. Across Austin, a lot of the buildings now hitting the wall — warehouses off US-290, retail strips in Round Rock and Pflugerville, office pads near MoPac — went up 20 to 30 years ago, and their original single-ply or built-up systems are simply at the end of their service life. Once a roof is there, no coating or patch is a real fix. It's replacement math now, and the first question is whether you can recover over the old system or have to tear it off.
ARP makes that call by opening the roof up, not by guessing from the parking lot. A recover — a new membrane installed over the existing one — is the faster, less disruptive path, and it can be the right one when the roof under it is dry and structurally sound. But if moisture has gotten into the insulation, or the building already carries two roof layers, a recover only buries the problem and forces a bigger job later. That's when a full tear-off down to the deck is the honest answer.
Either way, replacement is the moment to fix what a patch never could: the decking gets brought back up to spec where it's soft or rotted, and drainage gets corrected so water clears the roof instead of ponding in the low spots that cooked the last system. Austin's real roof stress isn't exotic — it's spring hail, high wind, a year-round UV and heat load, and the debris and limb abrasion that come with a heavy oak and pecan canopy. A new roof only earns its warranty if the deck and drainage under it are right.
The system you replace with is its own decision. ARP will walk you through the three that fit most Austin buildings — commercial metal for longevity and slope, TPO and single-ply as the flat-roof workhorse, or a restoration coating when the substrate still qualifies for one — and size the number to your building rather than to whatever a crew had on the truck.
Why ARP
For a property manager or building owner, a full reroof is the largest single line item your roof will ever generate, and the question underneath it is always the same: if this goes sideways, who explains the overrun to ownership? ARP answers that with a scope written before anyone signs — the deck, the drainage, the rooftop-unit flashing, and the overlay-versus-tear-off call all named up front, not discovered on the third day.
That's the record property teams hire on across Travis, Williamson, and Hays Counties — including completed commercial work for the Hays County Fire Department. On a replacement you get a documented condition assessment, a single itemized scope, and one ARP project manager who runs the job from the first walkthrough through manufacturer warranty registration. The crew on your roof is a vetted install team ARP deploys and supervises, inspected at the 25%, 50%, and final stages.
ARP is a GAF GoldElite Commercial Contractor — the certification covering GAF's own EverGuard TPO and PVC membranes plus GAF restoration coatings — and a UNIFLEX Premier Elite Contractor on fluid-applied systems, with Elevate Red Shield licensing on qualifying roofs. When the full range is on the table, you're not being steered to the one system a contractor happens to sell.
Installed Cost
A commercial roof replacement in Austin is priced by building size and by system — not as one flat number. A 2,500-sq-ft roof runs roughly $24,500–$69,500 installed, and a 20,000-sq-ft roof roughly $195,000–$556,500, with your membrane choice and deck condition setting where you land.
Two things move your number: how big the roof is, and what you replace it with. A single-ply TPO reroof sits at the lower end of each band; premium PVC or a metal system sits at the top. Here's the installed range across common Austin building sizes:
| Building roof area | Installed replacement range (system-dependent) |
|---|---|
| 2,500 sq ft | $24,500 – $69,500 |
| 5,000 sq ft | $48,500 – $139,000 |
| 10,000 sq ft | $97,500 – $278,500 |
| 20,000 sq ft | $195,000 – $556,500 |
These are complete Austin-installed figures, with local labor and logistics already in. What's included: tear-off or recover, the new system installed to manufacturer spec, decking brought up to spec where it's soft, drainage corrections, flashing at every curb and penetration, and warranty registration. New single-ply reroofs need new scuppers and drains to hold their warranty — ARP prices those in rather than leaving them off to look cheaper. For how replacement pricing works across every building type and system, see our commercial roofing contractor in Texas page.
The honest version: nobody hands you a real figure until they've walked and probed the roof. Deck condition, existing layer count, rooftop units, and access all move it. ARP measures it and gives you a written, itemized scope after a free assessment.

Estimate your Austin project
The honest answer is a range until someone measures your roof — anyone quoting a firm price over the phone is guessing. Move the estimator to price your own project against our 2026 Austin rates, then send it over and we'll confirm it on the roof.
| System | Installed / sq ft | Where it fits |
|---|---|---|
| GAF EverGuard TPO / single-ply | $8.48 to $14.84 | Low-slope membrane, heat-welded seams |
| Commercial metal (site-formed) | $11.66 to $19.08 | Standing-seam for steeper commercial roofs |
| Silicone / acrylic restoration coating | $3.71 to $6.36 | Restoration-eligible substrate only |
| Flat-priced commercial repair | $1,600 to $3,700 per job | Priced after an on-roof inspection |

Ranges are per square foot of actual roof area — the low-slope or steep surface a crew installs. Flat-priced repair is per job, not per foot. Coating rates assume a restoration-eligible substrate confirmed on the roof.

Honest fit check
The best way to judge any Austin contractor — us or anyone else — is to ask for a written scope, ask who your single point of contact is, and ask when the manufacturer warranty gets registered in your name. If a roofer can't answer those three plainly, that's your answer.
Yes — we're a match
No — we'll say so up front
We'd rather tell you that on the phone than waste a walkthrough.
No cost, no obligation
A free Austin commercial roof assessment costs nothing and comes with no obligation. A project manager documents the roof's condition, photographs it, and gives you a written report you can take to ownership or your board.
We measure the roof, check the substrate and drainage, and lay out the system options — so the number you get reflects your actual building, not a rough per-square guess.
On commercial work the written scope is COO-reviewed, and you'll see line-item scope, materials, and warranty options in writing before anything is committed.
From assessment to warranty
We measure your roof, photograph it, and document what's actually there — not a curbside guess. You get the photo set whether you hire us or not.
You'll see line-item scope, materials, warranty options, and a real number in writing. On commercial projects that document is COO-reviewed. Nothing starts until you've read it.
A crew led by an ARP project manager does the work, pulls the Austin permit, and inspects at the key stages — then your manufacturer warranty registers in your name within 30 days.
No fee, no deposit, no pressure. We confirm your address is covered before we schedule — then a project manager walks the roof.

If water is spilling over your gutters, pooling at the base of the building, or finding its way behind the fascia, the problem is almost never the membrane — it's drainage that was never sized to the load. Here's how ARP fixes that.
