What is commercial single-ply roofing, exactly?
Commercial single-ply roofing is one manufactured sheet of membrane, usually 45 to 80 mils thick (a mil is one-thousandth of an inch), rolled out across your flat or low-slope roof and sealed at the seams. Unlike a built-up roof stacked four to six layers deep, single-ply does the whole job in one engineered layer.
That's why it dominates Texas commercial roofs. Your seams are heat-welded (for TPO and PVC) or adhered and taped (for EPDM), which means the weak point of most flat roofs, the joint between sheets, becomes the strongest part instead. You get faster installs, lighter roof loads, and a surface that reflects heat instead of soaking it up. On a big-box footprint, that reflectivity shows up on your summer cooling bill.

You get three steps, not a mystery. Here's how a single-ply project runs from your first call to your warranty paperwork.
- Free assessment and written scope. We walk your roof, core-sample where needed, document condition with photos, and hand you a written scope of work (membrane, thickness, attachment method, flashing detail, and drainage corrections) before you sign anything.
- Manufacturer-spec installation, supervised. Your membrane goes down to GAF EverGuard specifications by vetted installation partners we deploy and supervise, with an ARP project manager on the job and photo documentation at each stage.
- Final walkthrough and warranty registration. We inspect the finished system with you, confirm every seam and penetration, clean the site, and register your manufacturer warranty. You end with a documented roof and a paper trail you can hand to ownership.
One line that belongs on every honest single-ply scope: new scuppers and drains. A new membrane almost always needs new drainage. Reusing old scuppers and drains under a fresh single-ply system is technically unsound, and those aged connections are where the first leaks start. Positive drainage is also a warranty condition for many single-ply manufacturers, so we carry scuppers and drains as an itemized line rather than leaving warranty-required drainage off the bid to look cheaper. When you compare quotes, check whether a competitor's scope actually includes new drainage, or quietly omits it.

Three questions to ask any Texas commercial roofing contractor
Whether you choose ARP or someone else, ask every roofer who quotes your single-ply project these three questions. The answers tell you more than any star rating.
1. "Show me your written scope before I sign anything." A real contractor hands you a written scope (membrane type, mil thickness, attachment method, flashing and penetration detail, drainage corrections, permit handling, and warranty terms) before any deposit. If a contractor can't produce one, the verbal-promise quote is where the project goes wrong.
2. "Who's my single point of contact, and will I get photo documentation at each stage?" The company on the invoice should give you one project manager from contract through warranty registration, not a rotating cast, plus a photo record at assessment, mid-install, and final inspection. A contractor who can't show how they document the work is telling you how the job will actually go.
3. "Which manufacturer certification do you hold, and when does my warranty register?" Single-ply manufacturer warranties require the installer to hold a current commercial certification and to register the warranty in the building owner's name within a defined window. Ask which certification level the contractor holds (GAF GoldElite Commercial is the top tier), what warranty term it unlocks, and when registration happens. Vague answers mean the warranty probably isn't real.
