How Are Standing Seam Metal Roofs Installed?

  1. Protect landscaping and surrounding property.
  2. Remove existing asphalt shingles, underlayment, flashing, and roofing nails.
  3. Inspect the roof deck for damaged or deteriorated sheathing.
  4. Replace any damaged decking to provide a solid substrate.
  5. Clean and prepare the roof surface.
  6. Install ice and water shield in valleys, eaves, penetrations, and other required areas.
  7. Install a full-coverage synthetic roofing underlayment.
  8. Install drip edge, eave trim, and other perimeter flashing components.
  9. Lay out panel locations and verify measurements for proper alignment.
  10. Install standing seam metal panels according to manufacturer specifications.
  11. Secure panels using the approved concealed clip system.
  12. Mechanically seam or snap-lock the panels, depending on the roof system.
  13. Install ridge caps, hip caps, gable trim, and remaining flashing components.
  14. Flash all roof penetrations, including vents, pipes, skylights, and chimneys.
  15. Seal all required joints and transitions with manufacturer-approved sealants.
  16. Perform a final inspection to verify proper installation and weatherproofing.
  17. Remove debris, clean the job site, and conduct a final walkthrough with the owner.
Replacing an existing asphalt shingle roof with a standing seam metal roof system provides improved durability, weather resistance, and long-term performance. The process begins with removing the old roofing materials, inspecting and repairing the roof deck as needed, and installing a high-quality underlayment before the new metal roofing system is installed. Should We Install a Snap Lock Panel or a Double Mechanical Lock Panel?

A snap-lock standing seam metal roof can be an excellent option for homeowners who want the clean, modern appearance of standing seam metal at a more approachable price point. Because the panels simply snap together rather than being mechanically seamed, installation is generally faster and less labor-intensive, which can help reduce overall project costs. That said, at ARP Roofing, snap-lock is not our preferred standing seam system. We typically recommend a double mechanical lock panel because it provides a stronger seam, superior long-term weather resistance, better performance during thermal expansion and contraction, and greater reliability in high-wind, heavy rain, and low-slope applications. While a snap-lock system performs well when properly designed and installed, it simply doesn’t offer the same level of security and durability as a mechanically seamed roof. For clients whose primary goal is to achieve the architectural look of standing seam metal while working within a tighter budget, a snap-lock system may be a practical compromise. Although we believe a double mechanical lock panel is the better long-term investment, we are happy to install a high-quality snap-lock system whenever it aligns with a client’s preferences, budget, and project goals.

Double Mechanical Lock

At ARP Roofing, the double mechanical lock standing seam system is our preferred metal roofing solution because it delivers the highest level of performance, durability, and long-term reliability. Unlike snap-lock panels, a double mechanical lock roof is field-seamed using specialized equipment that mechanically folds the panel seams together, creating an exceptionally tight, weathertight connection. This system excels in high-wind environments, withstands heavy rain more effectively, and performs exceptionally well on lower-slope roof applications where water management is critical. The mechanically locked seams also accommodate thermal expansion and contraction more efficiently, reducing stress on the roof system over decades of service. While installation requires more time, specialized equipment, and a higher level of craftsmanship, the result is a stronger, more secure roofing system designed to provide outstanding performance for generations. For homeowners seeking the highest quality standing seam roof available, we believe a double mechanical lock panel represents the gold standard in architectural metal roofing and the best long-term investment for protecting their home.
