## Roofing for Your San Marcos Home

San Marcos is served by our [Austin roofing contractor](https://arproofing.com/austin-roofing-contractor/) team. ARP Roofing & Remodeling has completed 5,000-plus roofing projects across Texas and holds 300-plus five-star reviews, and San Marcos roofs get the same discipline behind every one of them: a photo-documented inspection, a written scope, and one project manager who runs your job from the first walkthrough to warranty registration. The volume is the point — what shows up on your San Marcos roof is not how close a truck is parked, but thousands of completed Texas roofs of experience.

San Marcos housing is young by Central Texas standards. Census Bureau estimates put the typical San Marcos home's build year at 2001, so a lot of the roofs here are the first ones the house ever had, now old enough that a hail season can force the decision. It's also a rental town: about seven in ten occupied homes in San Marcos are rented. If you own a place you don't live in, you need a written condition report and photos you can act on without climbing a ladder yourself. ARP brings the full residential menu to Hays County: replacement, repair, metal, Class 4 shingle, and storm-damage work. See the full service menu on our [residential roofing](https://arproofing.com/residential-roofing/) guide.

## Metal, Class 4, and Storm-Ready Roofing in San Marcos

Hays County takes real hail along the I-35 corridor, so the systems worth talking about first are the ones built to survive it.

## San Marcos Permits, Historic Districts, and the May 2024 Storm

**The storm on record.** On the evening of May 9, 2024, a supercell crossed Hays County dropping hail up to tennis-ball size. The National Weather Service found that the most extensive wind damage from that storm was in San Marcos, and its damage survey the next day put the winds at 65 to 75 mph. A roof that came through that night with a few bruises can still be carrying damage you can't see from the yard, which is why every San Marcos inspection we run is photo-documented slope by slope.

**The permit.** A San Marcos reroof is permitted through the city's Permit Center in Planning & Development Services at 630 E. Hopkins Street. On the city's development fee schedule effective October 1, 2025, a roof permit runs $0.10 per square foot, capped at $2,000. ARP pulls it for you and writes the fee into your scope.

**Historic districts.** San Marcos has seven local historic districts, and six of them are residential. If your home sits in one and the reroof changes its material or outward appearance, the city requires a Certificate of Appropriateness from the Historic Preservation Commission, and that certificate has to be approved before any other permit will be issued. The commission meets the first Thursday of each month, so we check your address first and build that wait into your start date. A metal roof isn't off the table: the commission has approved a change from composition shingle to standing-seam metal on a historic-district home. Ordinary repair doesn't need a certificate, and where a like-for-like reroof falls is a question we put to the city's preservation staff before we schedule you.

## Roofing Inside a San Marcos Historic District

San Marcos has protected some of its older neighborhoods for half a century. Belvin Street became the city's first local historic district in 1974; Dunbar followed in 2003, Burleson Street and Lindsey-Rogers in 2005, and Hopkins Street in 2008. If your home sits in one of them, your roof is part of what the district protects. The 1974 ordinance that created the Belvin Street district says a building that is altered, repaired, or changed in color has to stay visually compatible with its neighbors, and it names roof shape outright: the shape of your roof should fit the buildings around it.

In practice, that settles the big questions before anyone talks shingle color. Keeping your roof's original pitch and profile is the simple path, and a change of material goes to the Historic Preservation Commission first. Timing matters too. A Certificate of Appropriateness is good for two years from approval, but it expires if work hasn't started within one year, and a job that isn't finished inside the two years needs a new certificate. So the order is certificate, then permit, then a start date that lands well inside that first year. Because the commission meets on the first Thursday of each month, a missed deadline can push your start back a full month, which is why we look up your address before we write your scope.

## What a New Roof Costs in San Marcos

A standard architectural asphalt shingle replacement on a typical 2,000 square foot San Marcos home runs about $17,600 to $19,200, assuming a full tear-off, synthetic underlayment, new flashing, permit, and cleanup. Class 4 impact-rated shingle and standing-seam metal run higher.

Every figure is a full-system installed price — tear-off, underlayment, flashing, permit, and cleanup included — priced September 2026 for the Central Texas market, and stated as roof area, not living-space square footage. If the damage is storm-related, insurance often covers much of the cost.

## Why San Marcos Homeowners Choose ARP

San Marcos homeowners choose ARP for two reasons: a long track record, and owners who put their own names on the warranty.

Behind every San Marcos roof ARP builds is a company with 5,000-plus completed projects, 300-plus five-star reviews, and the certifications to back it — GAF Certified Plus and Atlas PRO+ on the residential side, plus BBB A+ accreditation. Randal Williams (COO) and his son Preston (President) are the father-and-son team who sign the warranties and still answer the phone in year ten. Whether you live under the roof or rent it out, an owner's name on the warranty is the thing worth checking for.

### Seamless gutters — formed on site

A roof moves water off the house; the gutters decide where it goes. ARP forms seamless aluminum gutter on site, in one continuous run per roofline, so the only joints on your house are at corners and outlets — the places a gutter is supposed to have them.

**Best done with the roof:** drip edge, underlayment and gutter apron detailed together by one crew.

[Residential roofing →](https://arproofing.com/residential-roofing/)

What is in a gutter scope

1. 05 **Downspout sizing and placement** — where water leaves the house, and where it lands away from the foundation.
2. 04 **Gutter guards, if you want them** — priced as a line item, not bundled in quietly.
3. 03 **Hidden hangers into solid framing** — fastened to structure, not to a rotted fascia board.
4. 02 **Seamless runs formed on site** — one continuous length per roofline, in your color.
5. 01 **Fascia and drip-edge condition, photographed** — we say so before the gutter goes up if the board needs work.

Why homeowners choose ARP

## What is on the record — and what we will not do.

San Marcos homeowners hire ARP for what is on the record. The second column is the part most roofers leave out of the conversation.

One honest note that protects you

### What no roofer can do

- No legitimate roofer can pay or waive your deductible — under Texas Business & Commerce Code § 27.02 that is a crime.
- Under Texas Insurance Code § 707.002 the insured is required to pay the deductible.
- ARP does not act as your adjuster or negotiate your claim — Texas law keeps the roofing contractor and the public adjuster separate.

What ARP does instead: photograph and document the damage the way your carrier needs to see it, and give you a written condition report before you file.

Questions that decide the job

## San Marcos roofing — frequently asked questions

### How much does a new roof cost in San Marcos?

A standard architectural asphalt shingle replacement on a typical 2,000 square foot San Marcos home runs about $17,600 to $19,200, assuming a full tear-off, synthetic underlayment, new flashing, permit, and cleanup. Class 4 impact-rated shingle runs roughly $22,400 to $28,800 and standing-seam metal higher still, depending on size, pitch, and decking condition. If the damage is storm-related, insurance often covers much of the cost.

### Are Class 4 impact-resistant shingles worth it in San Marcos?

For a hail-exposed I-35 corridor market like San Marcos, usually yes. Class 4 is the top impact grade under the UL 2218 test and holds up through a hail season that would total an ordinary roof. Many Texas carriers also give a premium credit on the wind-and-hail portion — confirm your carrier's exact credit. See our [Class 4 insurance discount](https://arproofing.com/residential-roofing/shingle-roofing/class-4/insurance-discount/) page.

### Does ARP handle storm and hail insurance claims in San Marcos?

Yes. ARP photographs and documents storm and hail damage on San Marcos roofs the way your carrier needs to see it and gives you a written condition report before you file. One honest note that protects you: no legitimate roofer can pay or waive your deductible — that is a criminal offense in Texas under Business & Commerce Code § 27.02, and under Texas Insurance Code § 707.002 the insured is required to pay it. What ARP does not do is act as your adjuster or negotiate the claim — Texas law keeps the roofing contractor and the public adjuster separate, so you and your carrier settle it. See our [storm damage repair](https://arproofing.com/residential-roofing/storm-damage/) guide.

### Do I need a permit to replace my roof in San Marcos?

Yes. A San Marcos reroof is permitted through the city's Permit Center at 630 E. Hopkins Street, and the city's fee schedule effective October 1, 2025 prices a roof permit at $0.10 per square foot, capped at $2,000. ARP pulls it as part of the job and writes the fee into your scope. If your home is in one of the city's local historic districts and the new roof changes its material or look, a Certificate of Appropriateness from the Historic Preservation Commission comes first, and we build that into your schedule.
