Repair or Replace

## Do You Need a Roof Repair or a Full Replacement?

This is the question almost every homeowner starts with, and the honest answer is that it depends on three things: how old the roof is, how much of it is affected, and what shape the decking underneath is in.

A roof with one failure point, a boot that dried out, a valley that was flashed wrong, a few shingles lifted by wind, is usually a repair. A roof where the granules are gone across whole slopes, where the decking has soft spots, or where the same leak keeps coming back in a new place, is usually telling you it is done.

The part most people miss: age alone does not decide it. We have inspected fifteen year old roofs that had another decade in them, and eight year old roofs that failed because of how they were installed. That is why the inspection comes before the recommendation.

> Most people start by asking what a roof costs. The better first question is what your house actually needs, because that answer moves the price more than any discount ever will.

Installed Cost

## Texas Roof Prices by Material, per Square Foot

A residential roof in Texas costs about $4.95 to $15.00 per square foot of roof area installed. Architectural shingles run $5.50 to $6.00, standing seam metal $7.60 to $14.50, and tile $10.00 to $15.00.

| Material | Installed, per sq ft of roof area |
| --- | --- |
| 3-tab asphalt shingles | $4.95 to $5.50 |
| Architectural asphalt shingles | $5.50 to $6.00 |
| Flat or low slope (mod-bit, BUR) | $6.00 to $8.00 |
| Exposed fastener metal (R-panel) | $6.75 to $8.00 |
| Standing seam, Galvalume | $7.60 to $9.00 |
| Standing seam, colored Kynar finish | $8.25 to $14.50 |
| Stone coated metal | $9.00 to $12.50 |
| Class 4 impact resistant designer shingles | $9.25 to $10.50 |
| Tile | $10.00 to $15.00 |

**Read that table carefully, because the units matter.** These are per square foot of *roof area*, not per square foot of living space. Roof area is always larger. The working conversion is your air conditioned square footage times 1.30, then adjusted for pitch. A 2,500 square foot home has roughly 4,000 square feet of roof, so architectural shingles on that house land near $23,000, not $15,000. The [roof replacement calculator](https://arproofing.com/roof-replacement-calculator/) runs that conversion for your own home and material.

Repairs work differently. They are flat priced jobs, not a rate you multiply. A pipe boot replacement runs $195 to $295. A typical minor leak repair runs $400 to $1,200. Gutters are priced per linear foot rather than per square foot, at $13.00 to $15.50 for six inch seamless aluminum.

Material Choices

## Which Roofing Material Fits Your House?

There is no single best roof, and any contractor who says otherwise is selling something. The right one depends on how long you plan to stay, what your budget is, and what your house can structurally carry. Here is how the main systems compare.

### [Asphalt Shingles](https://arproofing.com/residential-roofing/shingle-roofing/)

Lowest entry cost, every color · about 15–25 years

See Asphalt Shingles →

### [Standing Seam Metal](https://arproofing.com/residential-roofing/metal-roofing/)

Two to three times the lifespan, fasteners hidden under the seam · 40+ years

See Standing Seam Metal →

### [Class 4 Impact-Resistant](https://arproofing.com/residential-roofing/shingle-roofing/class-4/)

Built to survive hail; many carriers discount premiums for it

See Class 4 Impact-Resistant →

### [Tile](https://arproofing.com/residential-roofing/tile-roofing/)

Longest-lived and heaviest; needs a deck built to carry it · 50+ years

### [Stone-Coated Metal](https://arproofing.com/residential-roofing/metal-roofing/stone-coated/)

Metal underneath, shingle or shake look on top

Every material is priced by the size, pitch, and complexity of your actual roof, not a catalog default.

Storm & Insurance

## What Happens to Your Roof After a Texas Hailstorm?

Hail damage is often invisible from the ground and frequently invisible from the driveway. What it does is bruise the mat under the granules. The shingle looks intact, sheds water for another season or two, then fails early in a way that looks like normal aging.

That gap between when damage happens and when it shows is why documentation matters. A written, dated inspection with photographs establishes what the roof looked like and when. If you carry a replacement-cost (RCV) policy, your out-of-pocket is your deductible plus any upgrades you choose, and the policy addresses the covered loss; an actual-cash-value (ACV) policy also withholds depreciation. If you carry actual cash value, depreciation is applied to the settlement.

We inspect, document, and give you the assessment in writing. What we do not do is tell you whether to file. That decision belongs to you and your carrier.

How Do

## How Do You Know Your Roof Is Actually Failing?

Most roofs give you warning before they leak. Granules collecting at the downspout. Shingles that curl at the corners or lie flat and brittle. A ceiling stain that dried and never got explained. Daylight visible in the attic. Nail heads backing out.

The trouble is that a roof usually fails somewhere other than where the water shows up. Water travels along decking and rafters before it finds drywall, so the stain on your ceiling is rarely under the actual failure point.

The Roof Parts

## The Roof Parts You Never Shop For Until They Fail

Nobody chooses a contractor over attic ventilation. It is still one of the largest factors in how long your shingles last. A hot, unvented attic cooks the roof from underneath, and in a Texas summer that shortens service life measurably. Ridge vents are priced per linear foot and are usually a small line item on a replacement.

Gutters are the other one. They protect the fascia, the foundation, and the landscaping, and they are priced per linear foot rather than per square foot. Undersized gutters on a steep roof will overflow no matter how clean they are. Both sit inside the larger system of decking, underlayment, flashing, and ventilation. The [roof components](https://arproofing.com/residential-roofing/roof-components/) guide walks through your roof layer by layer.

How Will

## How Will You Pay for Your New Roof?

A roof is rarely a planned purchase. Most homeowners are choosing between paying out of pocket, running it through an insurance claim, or financing it.

Financing exists for exactly this situation, and the terms depend on your credit and the lender rather than on us. What we can do is give you a written scope and a firm number, so you are not trying to finance a moving target.

Why Texas Homeowners

## Why Texas Homeowners Trust ARP With Their Roof

ARP is family owned and locally accountable, run by Randal Williams and his son Preston. That is not a marketing line, it is the operating structure: the people whose name is on the company are the people answering for the work.

**GAF Certified Plus Contractor.** Verified installation training and quality standards, which is what qualifies the manufacturer warranties we write.

**Atlas PRO+ Platinum Select Contractor.** Atlas's highest contractor designation, covering installation excellence and warranty qualification.

**A+ BBB Accredited, with 300+ five star reviews** and zero unresolved complaints.

**5,000+ projects completed.** Under Randal's operational leadership, ARP has delivered more than $24 million in residential and commercial roofing across Texas.

**Project management, not just a crew.** ARP does not employ its own field installation crews. Work is performed by vetted installation partners we deploy and supervise, and an ARP project manager inspects the work at every stage. The estimate, the documentation, the warranty, and the accountability stay with us.

Compare us against other roofers. That is exactly what our guide to [choosing a roofing contractor](https://arproofing.com/residential-roofing/choosing-a-roofing-contractor/) is for. Hold every bid to the same standard, and ask each one for the credentials, the written scope, and the warranty in writing.

Where Your Roof

## Where Your Roof Sits Changes What It Needs

The price bands above are statewide for a reason: the same house costs a different number depending on which part of Texas it sits in. Hail frequency drives whether Class 4 pays for itself. Sustained UV and thermal cycling decide how fast a west facing slope ages. Coastal wind changes how the roof has to be attached before it will pass inspection at all. Permit offices and inspection cadence vary just as much, and so do the HOA rules about what color and profile you are allowed to put up. Those specifics belong to the market, not to a statewide page, which is why ARP runs local teams across [San Antonio](https://arproofing.com/san-antonio-roofing-contractor/), [Victoria](https://arproofing.com/victoria-roofing-company/), [New Braunfels](https://arproofing.com/new-braunfels-roofing-company/), the [Texas Hill Country](https://arproofing.com/tx-hill-country-roofing-contractor/), [Corpus Christi](https://arproofing.com/corpus-christi-roofing-company/), [Kerrville](https://arproofing.com/kerrville-roofing-company/), and [Austin](https://arproofing.com/austin-roofing-contractor/). Questions that decide the job

## Frequently Asked Questions

### How much does a new roof cost in Texas?

A residential roof in Texas runs about $4.95 to $15.00 per square foot of roof area installed. Remember that roof area is larger than living space, roughly your air conditioned footage times 1.30 plus a pitch adjustment. [See full replacement pricing](https://arproofing.com/residential-roofing/roof-replacement/).

### Should I repair my roof or replace it?

Repair when the damage is isolated and the decking is sound. Replace when granule loss spans whole slopes, the deck has soft spots, or leaks keep returning in new places. Age alone does not decide it. [Compare repair against replacement](https://arproofing.com/residential-roofing/roof-repair/).

### What is the best roofing material for a Texas home?

There is no single best. Shingles win on upfront cost, metal on service life, and tile on longevity where the structure can carry it. The right answer depends on how long you plan to stay. [Compare metal against shingles](https://arproofing.com/residential-roofing/metal-roofing/vs-shingles/).

### How long does a residential roof last?

In Texas, expect roughly fifteen to twenty five years from architectural shingles, forty years or more from standing seam metal, and fifty or more from tile. Ventilation and install quality move those numbers more than brand does. [See metal roofing lifespan](https://arproofing.com/residential-roofing/metal-roofing/lifespan/).

### How long does a roof replacement take?

Most residential replacements are a one to three day install. What extends it is deck repair found after tear off, weather, and permit timing. You get the schedule in writing before work starts. [See the replacement process](https://arproofing.com/residential-roofing/roof-replacement/).

### Does insurance cover roof damage from hail?

It depends on your policy. A replacement cost policy addresses the covered loss after your deductible, while an actual cash value policy applies depreciation. We document the damage in writing. Whether to file is your call and your carrier's. [See storm damage](https://arproofing.com/residential-roofing/storm-damage/).

### How do I know if a roofing contractor is trustworthy?

Ask three things: are you licensed and insured, who supervises the work day to day, and what does the warranty actually cover. On that last one, our [guide to roofing warranties](https://arproofing.com/residential-roofing/roofing-warranties/) explains the difference between the manufacturer's warranty and the workmanship warranty, and why most leaks fall on the second one. A contractor who cannot answer those plainly and in writing is telling you something. [Start with a free inspection](https://arproofing.com/residential-roofing/roof-inspection/).

### Can I finance a new roof?

Yes. Financing is available, and the terms depend on your credit and the lender rather than on us. Get a written scope first, so you are financing a firm number instead of an estimate that moves. [See financing options](https://arproofing.com/residential-roofing/roof-financing/).

### Do I need a permit to replace my roof?

In most Texas jurisdictions a roof replacement requires a permit, and the requirements vary by city and county. ARP pulls the permit as part of the project. [See what a replacement includes](https://arproofing.com/residential-roofing/roof-replacement/).
