TPO, PVC, and EPDM are the three single-ply membranes on nearly every Texas commercial flat roof, and your building decides the winner more than your budget. TPO is the value default for warehouses, retail, and offices. PVC earns its premium over grease and chemicals. EPDM is proven rubber for low-slope roofs. ARP installs all three as a GAF GoldElite Commercial Contractor.

If you're choosing a single-ply system and your budget could cover any of the three, your building picks the winner, not the price tag

Which single-ply membrane

## Which single-ply membrane wins for your Texas building?

If you want the short version on [commercial single-ply roofing](https://arproofing.com/commercial-roofing-contractor/single-ply-roofing/): TPO is the value default, PVC is the premium pick when grease or chemicals are on the roof, and EPDM is the proven rubber option for low-slope roofs where a reflective white surface isn't a priority. That verdict holds for most Texas commercial buildings, and it's the honest answer even though we install all three.

Here's why your building matters more than your budget. A warehouse, a retail box, and an office roof all want the same thing: a watertight surface that reflects Texas heat and doesn't drain the capital plan. That's TPO. Put a commercial kitchen or a food-processing line on the same street, and grease-laden exhaust changes the whole equation, because grease and animal fats degrade a TPO membrane over time. That's where PVC earns its premium. Take a low-slope roof with no reflectivity requirement and a long hold horizon, and the carbon-black rubber that has outlasted every other membrane in the field starts to look like the smart money. That's EPDM.

You'll see the full head-to-head below.

TPO vs PVC

## TPO vs PVC vs EPDM, side by side

Here's the part most single-ply bids won't lay out for you: a straight comparison on the attributes that actually move the decision. Every row names one winner, so you can see where each membrane earns its keep and where it gives ground.

Commercial single-ply roofing in Texas runs $8 to $12 per square foot for TPO, $11 to $16 for EPDM, and $14 to $20 for PVC, installed. A 10,000 square foot roof usually lands near $105,000 to $262,500, depending on membrane and roof condition.

*Updated September 2026. Texas market pricing.* Your final number depends on existing roof condition, deck substrate, drainage requirements, and rooftop access, which is why every figure above is a range, not a quote. For sample project totals by building size, see the [single-ply roofing cost guide](https://arproofing.com/commercial-roofing-contractor/single-ply-roofing/cost/).

Installed Cost

## What each membrane is, and what it costs on your roof

You get three real choices here, and they aren't interchangeable. Read each one against your own building: how it's used, how long you're holding it, and what's sitting on the roof.

### TPO: the value default

TPO (thermoplastic polyolefin) is a reflective white membrane that heat-welds into one monolithic, watertight surface. It's the most-installed commercial single-ply in Texas, and for most buildings it's where we start. You win on two fronts: the lowest installed cost of the three, and a reflective surface that pushes summer heat off your roof instead of soaking it in, which shows up on your cooling bill under the Texas sun.

Where TPO gives ground is chemical exposure. If your roof takes grease-laden or chemical exhaust, a TPO membrane will age faster than it should. For a warehouse, a retail box, or an office roof with no grease on it, though, you're getting the same watertight performance as a pricier membrane for less money.

| TPO spec | Detail |
| --- | --- |
| Membrane | Thermoplastic polyolefin, reflective white |
| Seam | Hot-air heat-welded |
| Best fit | Warehouses, retail, offices |
| Texas lifespan | 20 to 30 years, installed and maintained |
| ARP certification | GAF GoldElite Commercial (GAF EverGuard TPO) |

ARP installs TPO as a GAF GoldElite Commercial Contractor using GAF EverGuard. See where it fits on the [TPO roofing page](https://arproofing.com/commercial-roofing-contractor/tpo-roofing/).

### PVC: the premium for grease and chemicals

PVC (polyvinyl chloride) heat-welds the same way TPO does, but it's engineered to resist grease, animal fats, and chemical exhaust that would degrade a lesser membrane. That's the whole reason it costs more, and the whole reason it's worth it over the right building. If you manage a restaurant, a commercial kitchen, a food-processing plant, or any roof with grease-laden rooftop exhaust, PVC is the membrane that survives the environment you actually have.

PVC also earns the seam and ponding rows in the table above. Its hot-air welds stay weldable for the life of the roof, which makes future tie-ins and repairs reliable, and it tolerates standing water better than the alternatives. What you give up is upfront cost. On a clean office or retail roof with no grease exposure, you'd be paying a premium for chemical resistance you'll never use.

| PVC spec | Detail |
| --- | --- |
| Membrane | Polyvinyl chloride, heat-welded thermoplastic |
| Seam | Hot-air heat-welded, weldable for repairs long-term |
| Best fit | Kitchens, food service, grease or chemical exhaust |
| Texas lifespan | 20 to 30 years, installed and maintained |
| ARP certification | GAF GoldElite Commercial (GAF EverGuard PVC) |

See where the premium pays off on the [PVC single-ply page](https://arproofing.com/commercial-roofing-contractor/single-ply-roofing/pvc/).

### EPDM: proven rubber, taped seams

EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane, installed ballasted or fully adhered, with the longest field track record of the three. Its carbon-black rubber is highly UV-stable, which is why it wins the weathering and lifespan rows, and it stays flexible in cold snaps better than a thermoplastic does. If you're holding a low-slope roof for the long haul and a reflective white surface isn't on your requirements list, EPDM is the proven, cost-effective call.

Where EPDM gives ground is the seam. Instead of a welded joint, EPDM relies on factory-applied seam tape and adhesive, so seam discipline at install matters even more than it does on a welded system. And because the standard membrane is black, it absorbs heat rather than reflecting it, so it's the wrong pick when summer cooling load is your priority.

| EPDM spec | Detail |
| --- | --- |
| Membrane | Synthetic rubber (ethylene propylene diene monomer) |
| Seam | Factory-taped and adhered |
| Best fit | Low-slope roofs, reflectivity not a priority |
| Texas lifespan | 25 to 35 years, installed and maintained |
| ARP certification | Elevate Red Shield Licensed Contractor (Elevate RubberGard EPDM) |

TPO is the value default for warehouse, retail, and office roofs where reflectivity and budget both matter.

Which single-ply system

## Which single-ply system should you choose?

You already know most of what you need to make this call: how the building is used, how long you're holding it, and what's on the roof. Match your situation to the row below and you're most of the way to a decision.

| Your building | Choose | Why |
| --- | --- | --- |
| Warehouse, retail, or office on a budget | TPO | Lowest installed cost plus a reflective surface that cuts summer cooling load |
| Restaurant, kitchen, or grease-exhaust rooftop | PVC | The one membrane engineered to resist grease and animal fats that degrade TPO and EPDM |
| Building with chemical or solvent rooftop exhaust | PVC | Chemical resistance protects both the seams and the field membrane |
| Roof that ponds water after a rain | PVC | Best standing-water tolerance of the three |
| Low-slope roof where a white surface isn't needed | EPDM | Proven rubber, often ballasted, with the longest field history |
| An asset you're holding 25-plus years | EPDM | Carbon-black rubber is highly UV-stable and has decades of Texas field history |

If two rows point different directions on your building, that's the moment to get eyes on the roof. Deck condition, drainage, rooftop equipment, and hold horizon can tip the call, and a walkthrough settles it faster than another spec sheet. That's what a free roof inspection & estimate is for.

The most expensive

## The most expensive mistake in a single-ply decision

Here's the mistake we see most: choosing a membrane by the sticker price on the bid instead of by the building under it. The cheapest membrane on a grease-loaded kitchen roof isn't cheap. You pay once for the wrong system and again for the right one when the first one fails early. The second most common mistake is close behind it: letting a contractor who only installs one system tell you that one system is the answer for your building.

The recommendation on your roof should come from someone who reads commercial roofs for a living. Randal Williams is a former commercial high-rise field engineer and Xactimate expert with 15+ years in roofing and construction. He has scoped and documented more than $7 million in insurance claim work across Texas, including single commercial claims above $2 million, supporting property managers and building owners through the claims process as the contractor of record.

![Randal Williams, ARP Roofing COO & Senior Roofing Consultant](https://arproofing.com/_astro/arp-roofing-randal-williams.XIeD7i6f_1Tjv4T.webp)

> Most commercial roofers have one system they're certified on and one pitch that sells it. We're certified on all three — TPO, EPDM, and modified bitumen — because that's the only honest way to recommend a system. If we only had one, we'd sell it to you whether it fit your building or not. That's not a recommendation. That's a sales script.

So here's our committed default: for most Texas commercial buildings, TPO is the right first call. It's the value pick, it reflects heat, and it delivers watertight single-ply performance for the least money. But we disagree with our own default when your building tells us to. Put grease or chemicals on the roof and PVC wins outright. Hold a low-slope asset for the long haul with no reflectivity requirement, and EPDM's longer track record and cold-flex make it the smarter money. The verdict isn't loyalty to a membrane. It's a fit to your building.

![Aerial view of a commercial single-ply membrane flat roof](https://arproofing.com/_astro/commercial-flat-roof-tpo-membrane-aerial.CDV6FJg1_Z1NYPe1.webp)

The right membrane is the one your building calls for, confirmed by a walkthrough rather than a sticker price.

Honest Fit Check

## Is ARP Roofing the right fit for your single-ply project?

A comparison is only useful if the contractor behind it will recommend the option that's right for you, not the one that's easiest to sell. Here's the honest read on who we serve well on a single-ply decision.

**You're probably the right fit if you...**

- Want a straight recommendation backed by a walkthrough, not a one-membrane sales pitch
- Want a written scope of work before anyone touches the roof, every time
- Need photo documentation you can hand to ownership or the property owner
- Want one certified contractor across the assessment, the install, and the warranty
- Are holding the building long-term and want a partner, not a one-off vendor

**You're probably not the right fit if you...**

- Need the lowest bid in the market, which is a respected decision we can't always match
- Need work to begin within 24 hours with no inspection or documentation
- Manage a building under 1,000 square feet, where our minimum scope works against the economics
- Have been quoted a price that doesn't allow a proper, manufacturer-spec installation

Questions that decide the job

## Frequently Asked Questions

### What lasts longer, TPO, PVC, or EPDM?

EPDM has the longest field track record of the three, typically 25 to 35 years when it's installed and maintained well. TPO and PVC usually run 20 to 30 years. The single biggest variable isn't the membrane, it's seam quality and whether the roof gets inspected on a schedule. A neglected premium membrane loses to a maintained value one.

### Which is cheaper, TPO, PVC, or EPDM?

TPO is the cheapest of the three at $8 to $12 per square foot installed. EPDM runs $11 to $16, and PVC is the premium at $14 to $20. On a value-per-year basis, TPO usually wins for standard warehouse, retail, and office roofs. See sample totals by building size on the [single-ply roofing cost guide](https://arproofing.com/commercial-roofing-contractor/single-ply-roofing/cost/).

### Is PVC worth the extra cost over TPO?

It depends on what's on your roof. If you run a restaurant, a commercial kitchen, or any building with grease-laden or chemical rooftop exhaust, PVC is worth every dollar because it resists the fats and chemicals that degrade TPO over time. On a clean office or retail roof with no grease exposure, you'd be paying for chemical resistance you'll never use, so TPO is the better value. Read where PVC pays off on the [PVC single-ply page](https://arproofing.com/commercial-roofing-contractor/single-ply-roofing/pvc/).

### Which membrane handles grease and chemicals best?

PVC, and it isn't close. PVC is engineered to resist grease, animal fats, and chemical exhaust, which makes it the standard over kitchens, food service, and industrial roofs. TPO holds up moderately but ages faster under grease, and EPDM is petroleum-based, so oils and grease degrade it fastest of the three. If grease is on your roof, PVC is the answer. Details on the [PVC single-ply page](https://arproofing.com/commercial-roofing-contractor/single-ply-roofing/pvc/).

### Which single-ply roof reflects the most heat and lowers cooling bills?

TPO and PVC both come in reflective white, so they push Texas heat off the roof and cut summer cooling load. EPDM is standard black and absorbs heat instead, which makes it the wrong pick when energy performance is your priority. For most Texas buildings watching the cooling bill, TPO gives you that reflectivity for the least money. See the [TPO roofing page](https://arproofing.com/commercial-roofing-contractor/tpo-roofing/).

### Which single-ply membrane is best for a roof that ponds water?

PVC tolerates standing water best of the three, which is why it's a common call on roofs with drainage issues. That said, ponding water is a symptom, not just a membrane question. If your roof holds water 48 hours after a rain, the real fix is usually drainage and slope correction, which any honest single-ply scope should address before the membrane goes down. Ask us to check yours during a [free roof inspection & estimate](https://arproofing.com/book/).

### Can TPO or PVC be installed over an existing EPDM roof?

Sometimes, but not as a shortcut. A single-ply recover over an existing membrane is possible only when your deck is dry and structurally sound and you're not already at the code two-layer limit. A wet or already-double-layered roof needs a tear-off, and the deciding factor is a moisture survey, not the contractor's schedule. We'll tell you which one your roof actually needs. See [commercial single-ply roofing](https://arproofing.com/commercial-roofing-contractor/single-ply-roofing/) for how a recover-versus-replace call gets made.

### Which single-ply system should I put on my building?

Your building decides. Choose TPO for value and reflectivity on warehouses, retail, and offices; PVC for kitchens, food service, and any roof with grease or chemical exhaust; EPDM for low-slope roofs where a reflective surface isn't a priority and you're holding the asset long-term. Deck condition, drainage, and hold horizon can move the call, which is why a walkthrough settles it. [Request a free roof inspection & estimate](https://arproofing.com/book/).
