## Roof Repair & Replacement in Castle Hills

Castle Hills incorporated in 1951 and San Antonio grew up around it — today it's a 2.47-square-mile enclave of mostly 1950s–70s ranch homes on quarter- to half-acre lots. Nearly nine in ten are owner-occupied, which tells you people here stay. Our roofers run replacement, repair, and maintenance through [the San Antonio residential team](https://arproofing.com/san-antonio-residential-roofing/), and on a ranch roof this age we walk the attic as well as the deck.

Long, low rooflines and additions where a 1960s section of your home meets a 1990s one — those junctions are where we find most of the trouble. The full process is on our [residential roofing in Texas](https://arproofing.com/residential-roofing/) page; a smaller fix starts at [San Antonio roof repair](https://arproofing.com/san-antonio-roof-repair/).

Replacing anyway? On your replacement, a UL 2218 Class 4 impact-rated shingle costs only the material difference, and many Texas carriers discount your premium for it. Compare [roof replacement](https://arproofing.com/san-antonio-roof-replacement/) with [metal roofing](https://arproofing.com/san-antonio-metal-roofing/), or read the [Class 4 guide](https://arproofing.com/residential-roofing/shingle-roofing/class-4/).

## Hail Damage & Insurance Claims in Castle Hills

The April 12, 2016 hailstorm — $1.36 billion in insured losses, the largest hail ever recorded in Bexar County — cut its swath just north of downtown, across the Loop 410 corridor Castle Hills sits on. The door-knockers find a small city with older roofs fast. If anyone offers to "take care of your deductible," walk away: under Texas Business & Commerce Code § 27.02 that's a crime, and Texas Insurance Code § 707.002 requires you to pay it.

A gray architectural shingle roof, aerial view.

We photograph, measure, and write your scope in Xactimate — the platform your insurance company's adjuster uses — then meet the adjuster on the roof. Hail bruises the shingle mat before it ever leaks, so get documented within the week even if the ceilings look fine. Start at [storm damage repair](https://arproofing.com/san-antonio-hail-storm-damage/) or read [the roof insurance claims process](https://arproofing.com/residential-roofing/storm-damage/).

## Seamless Gutters & the Oak Rules

Castle Hills is a Tree City USA community that regulates its canopy: trimming or removing a tree requires a city permit, and oak trimming is banned February 1 to July 1 to stop oak wilt. So if a limb hangs over your ridge, we scope and permit that clearance ahead of the roofing work, in season. And because that canopy sheds on your roof most of the year, we pair many reroofs with [seamless gutters cut on-site to your fascia](https://arproofing.com/san-antonio-gutters/).

## Do You Need a Roof Permit in Castle Hills?

Yes — a permit and a city inspection, through the Permit Office at City Hall, 209 Lemonwood Drive. A single-family roof permit runs $100, applications go in by email, fax, or in person (there's no online portal), and starting work without a permit doubles the fee. Contractors must be registered with the city, carry insurance naming the city, and keep the city's work hours: weekdays 8 to 5, Saturdays 9 to 4, never Sundays. We're registered, permitted, and scheduled before a shingle comes off your roof.

## Why Castle Hills Roofs Are Different

![Aerial view of residential roof replacement in progress with asphalt shingles, blue underlayment, and roofing crew working](https://arproofing.com/_astro/residential-roof-replacement-asphalt-shingles-crew.BnS-zMAw_1G2Chj.webp)

A reroof in progress — fresh underlayment over sound decking, documented as we go.

A 1951 enclave of ranch homes on generous lots, under protected oaks, in a city that inspects the work — that combination is exactly what trips up out-of-town storm crews and exactly what we handle as routine. A ranch roof from that era has layered flashing and valleys reshingled three or four times; we document what's under your current roof before we quote it.

## Mid-Century Homes and the 2021 Roof Code

The city's 2023 comprehensive plan describes Castle Hills as six neighborhoods: West of West (WoW), Mid-Town, The Edge, The Estates, The Terrace, and the Southern Cone. Most of it was built up in the 1950s and 1960s, and many of those homes were custom built with mid-century modern features. Ranch plans were common, the 1960 newspaper ads sold Spanish contemporary and French provincial homes, and the Better Homes and Gardens "Idea Home of 1955" on Glentower went up post-and-beam. One resident quoted in the plan remembers his 1961 house coming with a flat roof.

That variety is why the pitch of each section matters before anyone prices your roof. Castle Hills has adopted the 2021 ICC codes, and the 2021 International Residential Code allows asphalt shingles only on slopes of 2 in 12 or steeper, with a double layer of underlayment from 2 in 12 up to 4 in 12. A flatter section, such as a low porch roof or an add-on room, needs a low-slope membrane instead of shingles, and your written scope should say which part of the roof gets which. The same code bars laying a new roof over one that already carries two or more layers, so on a house that has been overlaid before, the job is a full tear-off to the deck.

Where you live in the city matters too. The plan describes WoW as lots often larger than an acre on narrow streets without curbs or gutters, sloping west toward a flood plain on the city's western edge, while The Estates and The Terrace have curb and gutter. On a street with no curb, it's worth deciding where your downspouts empty before the new gutters go up.

On the paperwork side, the city wants the permit posted where it can be seen at the job site from the first day of work, and inspections called in by 2 p.m. for the next business day. Small roof repairs don't need a permit at all. A full replacement does, and we post it and book every inspection on your job.

## Streets & Neighborhoods We Serve

Both halves of the city — north and south of Loop 410 — are ours: whether your home sits on the blocks along Northwest Military Highway and West Avenue, around The Commons at Castle Hills, or on the streets tracing Olmos Creek. Up Northwest Military, we also serve [Shavano Park](https://arproofing.com/shavano-park-roofing-company/), a fellow enclave with oak rules of its own.

What is in a gutter scope

1. 05 **Downspout sizing and placement** — where water leaves the house, and where it lands away from the foundation.
2. 04 **Gutter guards, if you want them** — priced as a line item, not bundled in quietly.
3. 03 **Hidden hangers into solid framing** — fastened to structure, not to a rotted fascia board.
4. 02 **Seamless runs formed on site** — one continuous length per roofline, in your color.
5. 01 **Fascia and drip-edge condition, photographed** — we say so before the gutter goes up if the board needs work.

Why homeowners choose ARP

## What is on the record — and what we will not do.

**We're a great fit if you** own one of the ranch-era homes this city is built on and want the permit and inspection handled properly. **We're probably not your roofer if you** want a sub-$500 patch or you're chasing the cheapest of five bids without reading the scope. We'd rather tell you that up front.

One honest note that protects you

### What no roofer can do

- No legitimate roofer can pay or waive your deductible — under Texas Business & Commerce Code § 27.02 that is a crime.
- Under Texas Insurance Code § 707.002 the insured is required to pay the deductible.
- ARP does not act as your adjuster or negotiate your claim — Texas law keeps the roofing contractor and the public adjuster separate.

What ARP does instead: photograph and document the damage the way your carrier needs to see it, and give you a written condition report before you file.

Questions that decide the job

## Castle Hills roofing — frequently asked questions

### Do I need a permit to replace my roof in Castle Hills?

Yes — a permit and a city inspection, through the Permit Office at City Hall, 209 Lemonwood Drive. A single-family roof permit costs $100, and starting work without one doubles the fee. There's no online portal; applications go in by email, fax, or in person. We handle all of it on every job, so the permit never becomes your delay.

### Can you trim the oaks over my roof before the work starts?

Only by the city's rules. Castle Hills requires a permit to trim or remove trees, and oak trimming is prohibited February 1 to July 1 to prevent oak wilt. If your reroof needs limb clearance, we scope and permit that ahead of the roofing work so the job doesn't stall.

### Did the 2016 hailstorm hit Castle Hills?

The April 12, 2016 storm dropped its swath of very large hail just north of downtown San Antonio, across the Loop 410 corridor — with $1.36 billion in insured losses and the largest hail ever recorded in Bexar County. If your roof predates that storm and was never inspected afterward, that inspection is overdue.

### Are contractors allowed to work weekends in Castle Hills?

Saturdays only, 9 a.m. to 4 p.m. — city rules bar contractor work on Sundays and holidays, and weekdays run 8 to 5. We schedule your job inside those windows from the start, so there are no surprises with the city or your neighbors.

### What does a roof replacement cost on a Castle Hills ranch home?

A standard architectural shingle replacement in San Antonio runs $17,600 to $19,200 for a typical 2,000 sq ft home. Your ranch-era Castle Hills home can run higher when tear-off uncovers old decking or extra shingle layers, which is why we inspect your deck before quoting. Pricing updated September 2026 for the San Antonio / Bexar County market.
